Property Management is a rapidly growing, locally owned property management company dedicated to delivering high-quality service to condominium corporations throughout Winnipeg. We are committed to professionalism, transparency, and strong relationships with our boards, owners, and vendors. As our portfolio continues to expand, we are seeking an experienced **Condominium Property Manager** to join our team.

**Position Overview**

**Key Duties & Responsibilities**
- Attend board meetings (daytime and evening)
- Prepare meeting agendas, AGM packages, Status Certificates, and Disclosure Certificates
- Take and transcribe meeting minutes
- Oversee the collection of condominium fees
- Prepare annual operating budgets in collaboration with board members
- Code and process invoices accurately
- Conduct regular on-site property inspections
- Tender service contracts and obtain quotes for repairs and maintenance
- Coordinate trades and contractors; inspect completed work for quality and accuracy
- Handle other duties as assigned
- Participate in an after-hours emergency on-call rotation

**Qualifications**
- Minimum **2+ years of experience** in condominium property management
- General knowledge of building maintenance and operations
- Strong understanding of **The Condominium Act (MB)**:

- Ability to read and interpret condominium Declarations, By-Laws, and Amendments
- Strong organizational skills with superior attention to detail
- Ability to multi-task and prioritize time-sensitive matters
- Experience dealing effectively with difficult situations and challenging individuals
- **Yardi** software experience is an asset
- Excellent written and verbal communication skills
- Reliable vehicle and valid driver’s license

Pay: $55,000.00-$70,000.00 per year
