**Resident Manager**

The resident manager is responsible for a portfolio of properties in the Winnipeg area. Reporting to the Property Manager, they are responsible for the day-to-day operation at the buildings and ensuring the buildings are maintained and tenants inquires are answered. This position will appeal to a responsible individual who is high-energy, outgoing, and enjoys people.

**Duties and Responsibilities**

**Marketing & Customer Service**:

- Set up appointments and conduct unit showings with prospective tenants.
- Post rental ads to attract new tenants.
- Answer current and/or prospective tenant inquiries.
- Ensure that residents’ issues and service requests are addressed within 24 hours.
- Meet and interact with tenants in a friendly and professional manner.
- Report on vacancy, traffic and other metrics on a weekly basis.
- Deliver notices such as evictions, delinquency, or maintenance.
- Update tenant information & parking / locker lists as needed.
- Participate in an on-call rotation for emergencies.

**Property Repair & Maintenance**:

- Coordinate with the property manager and maintenance staff to ensure all maintenance is done is a timely manner.
- Monitor progress of repairs, maintenance and renovations carried out on buildings.
- Manage tenant maintenance requests including proper follow up to ensure satisfaction and timely completion.
- Inspection of buildings and vacant suites to report on any deficiencies and maintenance requests.
- Meet trades on site to allow entry or accept deliveries.

**Administrative Duties**:

- Ensure timely collection and deposits of rental payments
- Enter and maintain accurate records in the property management software.
- Assist and support other Resident Managers as required.
- Program and update building intercom systems.

**Qualifications**:

- Education - High school diploma
- Experience - 1-2 years experience (preferred) in property management or customer-focused industries. Background in sales and/or hospitality industry an asset.
- Relationship Skills
- Highly motivated and driven; collaborative attitude. Excellent oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships with other staff on the leasing team; committed to building relationships with residents.
- Organizational/Multi-Task Skills - Ability to allocate one’s time effectively, work under pressure and manage tight deadlines; ability to achieve quality results, ability to handle multiple demands and competing priorities and adapt to new ideas and constant changes; results-oriented, detail-oriented, and accurate.
- Availability - The Resident Manager role requires flexible working hours with some weekend and evening work. Flexibility to work month-end regardless of weekend or statutory holiday status is necessary.

**Salary**: $18.00-$22.00 per hour
