The Manager of Maintenance will have oversight of a team of associates tasked with achieving a standard of excellence in the completion of maintenance work orders associated with hotel guest rooms, common areas, and building systems within hotel property. The Manager will work closely with the Hotel Manager, and others in Hotel Leadership in assuring timely identification and completion of maintenance work, and to oversee the property's preventative maintenance program including the performance of any subcontractors.

The Manager will be responsible to ensure adherence to established quality standards while also cultivating a culture of health & safety, positive communication, and fun. They collaborate with maintenance leaders at other lodging properties under BMR's management to identify and implement best practice and to allocate resources across properties when appropriate (vacation coverage, special projects, short term vacancy coverage). Additionally, the manager may oversee a team of administrative associates that will provide global support to all hotel maintenance departments with respect to purchase request fulfillment, inventory management, and invoicing.

The Manager will also play a key role in fulfilling Blue Mountain's obligations under our Rental Management Agreements and will act as a key contact for in-house and third-party Property Managers to ensure safe and effective maintenance of the asset.

**WHAT WILL I BE DOING?**
- Managing supervisors and line staff to facilitate maintenance on a daily basis, including the hotel's Rooms Preventative Maintenance (RPM) program, facility preventative maintenance program, reactive R&M, as well as property improvement projects.
- Liaise with in-house trades or outside contractors to arrange trade specific repairs when needed.
- Monitor Work Orders and out of order room status and communicate timelines for repairs if parts or room accessibility effects delays.
- Establish weekly work schedule and adjust to call offs, vacation requests, short-term leaves, etc.
- Liaise with homeowner services, including when in room repairs warrant owners approval.
- Assist in the budget process for both BMR and condominium corporations
- Attend period homeowner/board meetings, providing physical plant updates and recommendations for requirement maintenance or property improvements
- Monitor ongoing departmental and individual performance including annual performance appraisals and day-to-day coaching and development.

**WHAT DO WE NEED FROM YOU?**
- Proven ability to coach, develop, mentor and recognize Associates
- Prior managerial experience in facilities/property management an asset
- Knowledge of building systems, facilities management, and general contracting
- Experience in a hospitality/resort setting an asset
- FMC/FMA/RPA in progress an asset
