**Job description**

The Maintenance Manager is responsible for all engineering and maintenance operations, including keeping the building, grounds, mechanical equipment, rooms, and utility systems in top condition. He is responsible for managing the maintenance budget, preventive maintenance and energy conservation.

Duties of the Maintenance Manager include, but are not limited to, the following:

- Supervise and assist maintenance staff/contractors in the maintenance and repair of plumbing, hotel rooms, air conditioning and heating, ice machines, swimming pool, lighting, kitchen equipment, refrigeration, laundry, emergency generators, switch rooms, etc.
- Ensure that all maintenance and repair work is carried out in a timely, cost-effective manner and according to specifications.
- Order materials and tools needed to repair equipment and follow budget guidelines.
- Maintain an ongoing preventative maintenance program for the hotel.
- He is responsible for the administration and documentation of the preventive maintenance of the equipment and the preventive maintenance of the rooms.
- Responsible for the security of the service and the building.
- Promptly respond to customer inquiries in a friendly manner. Follow up to ensure customer satisfaction.
- Present a professional image at all times through appearance and dress.
- Comply with company policies and procedures and be able to communicate them effectively to subordinates.
- Aggressively recruit and staff the department using company hiring standards (i.e. behavioral questioning, reference checks, assessments and team interviews). Review performance and assist in career development.
- Conduct fire drills, safety training courses, service procedures and service guidelines.
- Ensure that the hotel complies with all federal, state and local laws, including health and safety, ESA, human rights, etc.
- Ensure that all safety and fire inspections are carried out and that any discrepancies are corrected.
- Effective communication and people management skills
- Quick thinker and ability to spot and solve problems effectively.
- Working knowledge of various computer software (MS Office, Micros, POS)
- Ability to manage staff and achieve financial goals
- Customer and service oriented, with particular attention to detail.
- Excellent planning and organizational skills
- Ability to multi-task, meet deadlines and work under pressure.
