**Maintenance Manager - Princess Towers**

Princess Towers is in the highly desirable Central Business District of Kingston, Ontario since 1972. Our motto is affordable downtown accommodation and historically we were student residence in this property with 200 residential and 5 commercial and 4 communication businesses in the building. Recently our student tenants have been 50% with others (young professionals, retirees, etc) from both within Canada and around the world.

The Maintenance Manager reports to both the Office and Property Managers and with the Office Manager, coordinates the team responsible for maintenance, repair, cleanliness tasks that maintain the appearance and positive view of the property and building. Due to local challenges we have engaged an agent to support our 2 live-in superintendents and security system.

To qualify you should have graduated from high school, have at least 10-years-building operating experience (equivalent mechanical and electrical technical trades training will be preferred), well developed computer and communications skills, and a satisfactory police report. Duties and Tasks for you and your team members that contribute to success in this position:
1. Identify problems and perform maintenance and repairs using a range of skills, to coordinate maintenance, repair, painting and cleaning activities.

2. Ensure all required maintenance, repair, painting and cleaning tasks are efficiently and effectively performed; and supplies required for these functions are available, stored in a secure location, used properly and cleaned up after use.

3. Perform work to address customer feedback on maintenance request forms,

4. Perform activities that result in tenants and visitors view us in a positive light,

5. Monitor contractors working on site, Provide needed support to collect for damages, keep time records, etc.

6. Prepare schedule of units requiring work with an estimate of time required.

7. Maintain good housekeeping procedures by changing leaking faucets, taps, toilets, valves, showerheads, tap washers, flex lines, P traps, etc. in both residential and unmetered commercial units are repaired promptly. Plunge and snake plugged toilets then try to collect for this infraction. If a larger snake a is required call a contractor,

8. Change defective smoke detectors, light switches & bulbs fluorescent tubes, receptacles, fuses, fixtures, ceiling fans, stove elements, oven elements etc.

9. Replace/repair/change counter tops, door locks, mail locks, doors, closets, cupboards, shelves, door closers, cabinets, kick plates, towel bars, hinges, drawer slides, cracks/holes in dry wall etc.

10. Repair or report on deficiencies including faulty door closures, plaster blisters, graffiti, vandalism, tile repairs, carpet repairs, etc.

11. Monthly test and record performance data for our emergency generator data

12. Perform seasonal checks, adjustments and ensure efficient operation of all systems and equipment. Have apartments checked when tenants leave. Shut off lights, completely close windows in winter, crack open in summer. Pick-up and dispose of trash, garbage, refuse, spills etc. in public areas in the building.

c) Do NOT fraternize with tenants - maintain a polite arms-length relationship.
