**THE ROLE**:
The Maintenance Manager is responsible for all engineering/maintenance operations, including maintaining the building, grounds, mechanical equipment, guestrooms and utility systems are maintained in excellent condition. Accountable for managing the maintenance budget, preventative maintenance and energy conservation.

**ACTIVITIES**:
The duties of the Maintenance Manager include, but are not limited to the following:

- Supervises and assists maintenance staff/contractors in the maintenance and repair of plumbing, hotel rooms, A/C and heating, ice machines, swimming pool, lighting, kitchen equipment, refrigeration, laundry, emergency generators, switch rooms, etc.
- Ensures all maintenance and repairs are completed on a timely, cost effective basis and according to specifications.
- Orders necessary materials and tools for repairing equipment and keeps within budgetary guidelines.
- Maintains an ongoing preventative maintenance program for the hotel.
- Responsible for administering and documenting equipment preventative maintenance and guest room preventative maintenance.
- Responsible for the safety of the department and the building.
- Responds quickly to guest requests in a friendly manner. Follows up to ensure guest satisfaction.
- Provides a professional image at all times through appearance and dress.
- Follows company policies and procedures and is able to effectively communicate them to subordinates.
- Recruits and staffs department using company hiring standards (i.e. behavioral questioning, reference checks, evaluations and team interviews). Reviews performances and assists in career development.
- Conducts fire drills, training classes regarding safety, security, department procedures and service guidelines.
- Ensures hotel is in compliance with all federal, provincial and local laws, including Health and Safety, ESA, Human Rights etc.
- Ensures all fire and safety inspections are completed and any discrepancies are corrected.

**COMPETENCIES WE ARE SEEKING**:

- 3+ years progressive maintenance experience in a supervisory role
- High School diploma or equivalent is an asset
- Working knowledge of electrical and mechanical systems
- Effective communication and people management skills
- Quick thinking and able to spot and resolve problems efficiently
- Working knowledge of various computer software programs (MS Office, POS)
- Ability to manage personnel and meet financial targets
- Guest oriented and service minded with an attention to detail
- Excellent planning and organizing skills
- Ability to multi-task, meet deadlines and work under pressure
- Must be able to work independently and maintain a positive attitude within a busy environment ~ hours will fluctuate, must be able to work mornings, evenings, weekends, & holidays
