Under the supervision of the VP, Sales & Marketing, the Sales Manager will be responsible for expertly leading all sales efforts for the organization while keeping with Activa’s corporate values, with a focus on corporate and community brand and customer satisfaction.

Key Responsibilities
- Participate in the development of Sales and Marketing strategies for all communities and projects with the mindset to increase absorption and contribute to the positive customer journey including input on community design, phasing, timelines, model homes and sales centres, standards, offerings, promotions, pricing, premiums, product, marketing and launch activities.
- With input from the VP and CAO, recruit, develop, train, coach and motivate all Sales Agents on Activa projects so they may successfully negotiate home sales to purchasers including providing them with product knowledge and market specific materials and ensure adequate staffing of all Sales Centres and Model Homes. This will include occasional evening and weekend hours especially during launch/release activities.
- Signing and review authority for all home sales ensuring proper legal documentation is used and followed.
- Provide market intelligence and competitor insights to VP, Sales & Marketing, Market Analyst and Marketing team from agent feedback on consumer demand and marketing effectiveness, needs and opportunities.
- Lead the Activa Mortgage Partner program working with bank and mortgage broker partners to insure they have current sales information.
- Network and engage agent and broker channel to educate them about Activa, our sites and products to help drive sales including participating in any Trade Shows.
- Participate in various cross-functional collaborate meetings as a representative of the Sales Department such as, Forecasting, Building Design Advisory Committee, Model Home and Marketing meetings etc.
- Manage the spec home process.
- Participate in the creation of Sales department budgets.
- Lead and monitor the RFQ process and assist with problem resolution with drafting and estimating.
- Provide insight and play a key role in the development of sales tools for use by the Sales Team; including being the champion of Salesforce.
- Manage and coach the Sales Service Technician to ensure we keep our Model home and Sales Centres in great condition for our Sales Agents and customers.

**Requirements**:

- Experienced with developing sales strategy and product development
- 5-7 years of experience in sales management preferably in the Real Estate sector and New Home Construction
- Demonstrated ability to provide superior customer service.
- Ability to lead and effectively supervise a team of sales staff.
- Holds a current driver’s license and has own transportation.
- Knowledge of Homebuilder One and Salesforce an asset.
