We are looking for a dependable and service-oriented **Resident Manager** to oversee the day-to-day operations of a 120-unit residential rental property at 605-695 SE Marine Drive, Vancouver, BC. As the on-site representative, you will be the first point of contact for tenants and play a key role in maintaining a clean, safe, and welcoming environment. This hands-on role operates independently on site with support from a mobile team and the Property Manager, and includes responsibilities such as coordinating repairs, managing rent collections, leasing vacant suites, and responding to tenant concerns. On-site residence is preferred to ensure prompt service and availability.

**Key Responsibilities**:

- Maintaining positive tenant relations and documenting complaints or emergencies (during and after office hours).
- Reporting on and overseeing all aspects of suite rentals when units become vacant.
- Managing daily property operations, including upkeep of interior and exterior common spaces such as cleaning hallways, service rooms, laundry area, stairwells, and garbage areas, and ensuring ramps are free of dirt, debris, ice, and snow.
- Performing routine maintenance and minor repairs (e.g., plumbing, electrical, painting, appliances).
- Coordinating and supervising trade contractors for larger repairs and capital projects in collaboration with the Property Manager.
- Managing rent collections, tracking accounts receivable, and pursuing outstanding or NSF payments.
- Serving notices (e.g., terminations, rent increases, etc.) in compliance with the Residential Tenancy Act.
- Drafting and distributing letters, notices, contracts, and general correspondence.

**What You Bring**
- Completion of high school diploma.
- Working knowledge of basic accounting principles and confidence in handling rent collection and receivables.
- Proficiency in Microsoft Office (Word, Excel, Outlook) and general ease with digital tools for recordkeeping and communication.
- Exceptional customer service skills, with the ability to multitask, prioritize, and adapt to changing demands.
- Strong interpersonal and communication skills, with a proven ability to build positive and professional relationships with tenants, contractors, and team members.
- Ability to remain calm, responsive, and solution-focused in emergency or high-pressure situations.
- Professionalism, maturity, and discretion when handling confidential matters and resolving tenant concerns.
- Solid administrative skills, including accurate recordkeeping, invoice processing, and coordinating service requests.
- Strong attention to detail and methodical, organized approach to managing responsibilities.

Monday to Friday 8:30am to 5:00pm and on-call for after hour emergencies.
