Resident Relief Manager

We are looking for an experienced Resident Relief Manager to assist in managing the new residential rental towers in Vancouver. This is a part-time position, working 3 days a week on Friday, Saturday, Sundays. If statutory holidays fall on these days, these are the working days for this role.

Warrington PCI Management is the largest commercial property managers in BC. The company manages approximately 18 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland.

Primary Purpose

The primary purpose of the position of Resident Relief Manager is to provide coverage relief for the Resident Manager during vacation, statutory holidays, and weekends. The Resident Relief Manager is to provide seamless care to the residential tenants while the Resident Manager is off duty. The Resident Relief Manager is the first point of contact for tenant requests and is expected to ensure the safety and wellbeing of the tenants of the building and to keep the building maintained to a high standard. The Resident Relief Manager will not be required to live on-site.

Specific Responsibilities

The Resident Relief Manager will at various time be responsible for the following as well as other related duties as assigned to support the business objectives and purpose of the Company:

Tenant Relations

  • Consistent fair administration of the Residential Tenancy Act
  • Respond to tenant inquiries and provide excellent customer service
  • Advertise, set appointments and provide tours on vacant suites to achieve 100% occupancy
  • Assist tenants and potential tenants through the move-in and move-out process, including the application process
  • Maintain positive tenant relations
  • Inform and coordinate with the Resident Manager and Property Manager on any tenant issues
  • Ensure the safety of the residents by monitoring cameras and contacting appropriate authorities as required

Property Maintenance

Supervises the residential building including enforcing the provisions of the Residential Tenancy Act with direction from the Resident Manager and/or the Property Manager

  • Property Maintenance and Repair: Ensure that the building's common areas and vacant suites are kept in a high standard and peak operating condition through:
  • Clean and vacuum
  • Minor maintenance
  • Minor touch up painting
  • Clean vacant apartments
  • Weed flowerbeds and other landscaping
  • Shovel and salt sidewalks as needed
  • Keep grounds attractive and clean
  • Coordinate with trades to provide access and repair
  • Administration:
  • Complete move-in and move-out condition reports
  • Prepare and manage reports to Head Office as required from time to time
  • Manage standard residential reports including key and access card management, storage lockers and parking documentations, roof top access, incident documentation, etc
  • Manage the rental process for all tenants including all required paperwork for the rental of suites
  • Accounts Receivable: Responsible for accurate collection of rent (by cheque only), including the delivery of late rent notices and eviction notices as prepared by the Property Manager. Direct tenants paying by cash to pay by cash at the head office.

Qualifications

To be successful in the Resident Relief Manager position, an individual must be committed to developing, maintain and demonstrating the following:

Education and Experience

  • Minimum two (2) years of related experience in Housekeeping or Building Management
  • Strong working knowledge of the Residential Tenancy Act
  • Fluent in English, both written and verbal. Fluency in another language an asset
  • Proficient in Microsoft Office applications, particularly in Microsoft Outlook, Excel and Word
  • An established track record of excellent customer service

Competencies

  • Practical judgement and decisive manner
  • Excellent communication skills, both written and verbal in the English language, other languages is an asset.
  • Ability to work efficiently under pressure and maintain a calm focus.
  • Detail oriented with exceptional analytical and problem-solving abilities
  • Positive self-starter, self-motivated, hands-on mentality with the ability to work independently and in a team environment.
  • A dedication to providing exceptional customer service
  • Exceptional presentation and sales skills to market suites to prospective tenants
  • Knowledge of operations procedures, general maintenance (plumbing, electrical, painting, drywall, carpentry)
  • Excellent organization and time management skills with the ability to complete work in a timely manner with accuracy and attention to detail
  • Knowledge of Occupation Health & Safety
  • Ability and knowledge to safely work with basic tools and chemicals used in building operations
  • Ability to work a varied schedule including evenings, weekends and holidays
  • Ability to complete the above tasks which may include lifting, pushing or pulling up to 50lbs

Job Type: Part-time

Pay: $25.00 per hour
