**Responsibilities**:
**General**
- Liaison between the Project Manager, and all other technical disciplines involved
- Assist Project Manager with the overall management of multifamily construction
- Analyze and understand contract terms and conditions, identify risks and opportunities and implement plans to mitigate risks and capture opportunities.
- Lead and motivate project teams through all phases construction to ensure projects are delivered consistently with approved, pre-development objectives and achieve profitability requirements.

**Pre-Construction**
- Cost estimating and quantity take off
- Prepare bid and tender documents
- Pre-qualify vendors and subcontractors
- Maintain project costs and contact database

**Construction, Close-out and Warranty**
- Attend pre-award meetings with suppliers and sub-trades after tendering stage as required.
- Attend Project startup meetings if required.
- Review and process shop drawings, RFIs, Site Instructions and Change Orders.
- Track and monitor the project budget and develop accurate cost reports and projections in conjunction with the Project Manager.
- Attend or facilitate regular project team and OAC meetings.
- Analyze and understand drawings and specifications, identifying and resolving constructability issues throughout the project.
- Be actively involved in the development, management, and success of the projects’ safety culture and plan.
- Proactively manage quality control and quality assurance.
- Support regular, effective communication with all project team members.
- Coordinate and support the close-out and warranty periods for projects.
- Attend project postmortem, prepare reports and Integrate lessons learned into future business processes.
- Attend post occupancy Evaluations, prepare reports and Integrate lessons learned into future business processes.

**Qualifications**:
**This position will appeal to individual with aspirations to further develop their career skills and experience, and**:

- 3+ years minimum in estimating and Project Coordination of Mixed-use/Multi-family projects with values between $2,000,000 and $25,000,000. Gold seal internship considered an asset.
- Has industry related technical education/training, BCIT or equivalent.
- Has existing local industry knowledge and relationships.
- Has existing understanding of BC Building code for Part 3 Buildings.
- Is self-motivated, resourceful, and takes initiative.
- Has excellent communication and interpersonal skills.
- Is detail oriented and has strong organizational and time-management skills and logical decision-making capabilities.
- Strong verbal and written communication and organization skills.
- Proficiency in Procore, Bluebeam, MS Project, MS Office is a requirement.
