**Job Purpose**

Reporting to the Project Manager (PM), the Project Coordinator’s (PC) role is to provide quality assurance and schedule adherence throughout the project on behalf of the Ownership team. RHP expects our buildings to be finished to the highest level of quality by our General Contractors (GC) and the PC will be responsible for ensuring all aspects of the building and property are finished to this standard. The PC will assist the Operations team in handling the project information flow between all stakeholders from design, through construction, to occupancy and throughout the warranty period, while ensuring project documentation is organized and information is communicated effectively. The

Project Coordinator must be a self-starter, assertive, with high attention to detail as well as an demonstrate understanding of construction sequencing, scheduling, and interpretation of drawings.

**What’s your role?**
- Support a collaborative approach on all aspects of RHP business
- Pre-Construction o Assist in the management of architects and consultants to ensure completeness of design documents construction schedules and plans o Specification review and understanding for the current project including and adapting lessons learned from previous work o Explore and incorporate sustainable practices where applicable to the project such as EV chargers, heating and electrical management systems, green energy opportunities, etc. o Operation services planning such as phone lines, utilities, internet, security systems, etc. o Assist in the coordination of required exploratory work including site surveys, designated substance reports, monitoring wells and geotechnical investigations
- Project Construction o Contract Management - Ensuring GC adheres to the contract, the specifications, the schedule, the drawings, & the budget o Managing and reviewing the construction project schedule and working with the GC to ensure the project hits milestone dates, 2-week lookahead, & time saving opportunities o Change Management - work with the GC and PM Team to drive the RFI, CO, CD, SI processes o Submittal Management - Coordinate submittals and ensure all shop drawings, samples, mock-ups, and close-out documents are provided o Preparing necessary presentation materials for meetings o Chair and facilitate meetings where appropriate and distribute minutes to all project team members
- Project Completion/Close out o Coordinate with the GC and Consultants to meet all City requirements to achieve Occupancy o Complete QA and PDI walk-throughs of suites, common areas & exterior works on behalf of Ownership team, and ensure deficiencies are rectified o Verify quality assurance with the GC in the finishing of both interiors and exterior of the buildings ensuring that projects are completed on schedule and to the highest of quality of workmanship o Work with local municipalities to arrange release of security monies
- Work with PM Team throughout the course of a project to collaborate on problems and share solutions
- Support team approach to delivering the best quality product to our client or end user
- Provide regular updates to the Project Manager

**What do you bring?**
- 1-3 years experience in a project coordinating role
- Must demonstrate a high level of construction schedule management
- A valid class G driver’s license
- Degree/Diploma in Architectural Technology or other construction related disciplines is an asset
- Clear understanding of project specifications, drawings, and the Ontario Building Code
- Exceptional communication and organizational skills
- Experience with Microsoft Office software and willingness to learn new programs as required
