*** The Strata Facility Technician will be in constant contact with Facilities Manager for daily, weekly and monthly task duties and reporting. The Strata Facility Technician is responsible for overall condition of the property (interior and exterior) and is required to take action and to coordinate appropriate remedies in the most reasonable, expeditious way in response to problems and ongoing maintenance issues for the property. **FUNCTIONS & RESPONSIBILITIES** - Monitor and attend to all requests for maintenance and other services through the strata management portal and as directed by the Facilities Manager & Residential Concierge Team - Complete frequent and regular inspections of the building and premises noting areas needing attention or repair and taking effective corrective action - Ensure that both the interior and exterior of the complex appear clean, attractive and in good repair at all times, including common grounds and landscaped areas. - Notify appropriate Building Engineers and Maintenance Staff and Concierge Teams of service requests relating to the “building specific” issues that are managed by the Hotel Parcel. Coordinate with Building Engineers emergency temporary repairs to be done in the building. - Provide trade contractor referrals of any strata lot repairs. Assist tradesmen to specified areas. - Investigate any unusual issue(s), reported by residents, with the assistance of the Hotel Engineers and Security. '"Example: water leaks, gas smell, noisy equipment, etc. When found the source of the issue, coordinate the immediate repairs. - Participate in monthly, semi-annual and annual testing of major pieces of building equipment (e.g. emergency generator/fire system tests/drills). - Coordinate/suggest preventive maintenance in the Strata Property Component (Air Space Parcel). - Identify building issues and cooperate to facilitate solutions and report to appropriate personnel. - Monitor and report to the appropriate functions on all aspects of security and safety of the building and grounds. - Monitor and oversee the properties waste & recycling program(s) and daily checks on the completion of these activities. - Assist in filter changes, fire system testing, emergency generator testing, and building system testing on an annual and/or semi-annual basis. Coordinate access into the Strata Lots as required. - Assist in the supervision of duties and functions of contracted cleaners, maintenance, landscaping or other personnel on the premises and confirm completeness of work. - Obtain quotes and create/confirm scopes of work from Facilities Manager - Establish routine daily schedules to an efficient building operation and anticipate changes required due to holidays. - Ensure assistance to resident (Live Work) request when assistance is needed - Ensure that all maintenance and repair work within a Strata Lot is done in accordance with the Strata Property Act of British Columbia (seek any required clarifications) - May need to assist on-call by phone for after-hours emergencies. - Assist with posting of required memos. - In the event a violation of the adopted Bylaws and Rules is observed, bring the violation to the attention of the Facilities manager and Property Management company. - Maintain a written record of each day's activities and any repairs or maintenance required to the common property. This information is to be provided to the appropriate Facilities Manager in the submission of a maintenance log through the Portal and updates on tracking systems specific for the Strata Corporation. **Assisting in the security of the property and its occupants** - Assist the Concierge with issuing security access cards (fobs and transmitters) to owners and/or owner's tenants and maintain these records. - Assist with requests for elevator lock off, based on building's properties procedures and By-laws. Oversee move in/move out requests/procedures while working with the site security personnel. - Program the access entry system when required. - Facilitating coordination/communication throughout the property - Maintain close communication with the Engineering, Security, Residential Concierge and Property Management Company and inform them of all developments and problems **QUALIFICATIONS** - Previous maintenance experience in areas such as painting, plumbing, tiling, and carpentry across a large commercial building or similar is preferred. - Basic knowledge of repair and replacement of general fixtures such as doors, windows, walls, flooring, ceilings, roofs, furniture, and cabinetry is required. - Strong interpersonal and problem-solving abilities. - Highly responsible and reliable, able to work safely with minimum supervision, and capable of prioritizing tasks. - Excellent guest service skills with an eye for detail and mechanical aptitude. - Team-oriented with strong communication and interpersonal skills. Good command of the English language is required. - A 5th Class Power Engineering certifi
