Position Overview
Reporting to the Maintenance Manager, the Maintenance Supervisor will assist the Maintenance Manager in overseeing the daily operations of the maintenance staff, capital projects, repairs, coordination of maintenance work, assist in Development/implementation/performance of the Preventative Maintenance Plans, General Cleaning Plan, and Emergency Response Plan. The role includes processing work order tickets, data entry, assisting in coaching opportunities, and cross-training with staff who may be new to the industry. Prioritization and co-ordination with the management team.
Key Responsibilities
- Co-ordinate and prioritize work requests with management.
- Enter work orders into the data system to assign work to staff.
- Lead hand in Manager’s absence on project coordination and supplier point of contact.
- Develop and implement Preventative Maintenance Plans, and General Cleaning Plans for our current and future site.
- Ensure our building's mechanical and safety equipment are tested and inspected as scheduled and maintained with proper documentation of those inspections in our building and fire safety logs.
- Coordinate the creation of a centralized tool and supply inventory.
- Maintain proper shop supplies and tool inventory.
- Purchase building supplies and fuel to replenish inventory as needed.
- Develop cost-contained measures to reduce maintenance expenses.
- Understanding of basic maintenance and building responsibilities to support and guide staff, which may include:

- Plumbing: unclog sinks, toilets, showers, and tubs; repair/replace toilets, and faucets.
- Electrical: repair/replace broken switches/plugs/fuses; replace smoke detectors.
- Carpentry: repair/replace damaged wood trim; make doors/windows operable; repair/replace door/window hardware.
- Glazing: replace broken door/window glass.
- Painting: exterior and interior.
- Telephone: relocate phone lines; replace telephone units.
- Drywall repair.
- Unit turnaround overflow.
- IT-related troubleshooting on desk setup, Wi-Fi troubleshooting
- Minor road patching, exterior preventative maintenance
- Assist your manager with maintenance duties if short staff and tasks are falling behind.
- Responsible for conducting routine mechanical services on all facility equipment (snow blower, leaf blower, weed trimmer etc.) and maintaining fuel and all other required fluids in stock.
- Checking daily work orders as received, completing work orders in a timely manner ensuring they are completed on a priority basis. Once the new system is set up assist in logging in the data and assigning work to staff.
- Assist employees, clients, and visitors through exceptional customer service as needed or requested by Management to support Larga operations.
- Review and ensure staff have performed assigned duties promptly and accurately. If not satisfactory review with staff to improve work.
- Assist the Manager with maintaining a safe, secure, and healthy work environment by following and enforcing standards and procedures; and complying with security regulations.
- Assist with additional tasks as needed or assigned by Management both within and outside roles and departments to support Larga operations.

Minimum Qualifications
- High School Diploma (or equivalent).
- 3+ years of residential building maintenance experience.
- Must possess or be willing to obtain a Working at Heights certificate.
- Able to lift up to 23kg/51lb

Skills and Abilities
- Ability to assess and prioritize work requests to determine the daily schedule.
- Sensitivity to our residents in a supportive environment.
- Ability to work independently.
- Ability to supervise and mentor more junior staff.
- Available for major building system emergencies after hours if necessary.
- Ability to perform maintenance work safely.
- Good customer service skills and dealing with the public.
- Familiar with residential building maintenance.
- Strong verbal and written communication skills.
- Ability to remain alert and maintain a high level of concentration.
- Good judgment and the ability to react quickly in emergency situations.
- Knowledge of the Larga Baffin premises.
- Time management.

Preferred Qualifications
- Inuktitut a strong asset.
- First Aid CPR/AED trained (or a willingness to learn).
- Workplace Hazardous Materials Information System (WHMIS) training (or a willingness to learn).
