Operations Supervisor

JLL is hiring an exceptional Operations Supervisor to lead a dynamic team of building operators at the prestigious 500 King Street in Waterloo, along with overseeing nearby assets. This prime location serves as the headquarters for one of JLL's key clients and houses their esteemed executive team. We will rely on your expertise in building operations, and your outstanding leadership skills and finesse to interact seamlessly with our client at all levels and to deliver operational excellence.
**WHAT YOU’LL BE DOING**:
Ensures efficient and safe operation of all HVAC and other mechanical and electrical equipment. Perform frequent reviews of staff work orders to ensure they are completed properly and follow-up communication is timely and appropriate. Assists in Energy Conservation Programs.
Ensures delivery of high quality service related to tenant comfort/environmental conditions. Ensures that operations staff conducts regular water testing and the results recorded and corrective action is taken if required. Ensures that sufficient stock of reagent chemicals and system chemicals is maintained.
Supervises operations staff and contractors engaged for routine manual or semi-skilled work. Trains and helps organize the daily work of maintenance operators and provides them with support and mediation. Assists Property Manager in the selection and maintenance of material inventories and monthly scheduling of Operators shifts. In addition, the Operations Supervisor must follow-up with suppliers and contractors to ensure that goods or services provided are to our satisfaction. All employees, user groups and tenants are to be dealt with in a professional and courteous manner.
Records utility meter readings on a monthly or as needed basis if required for Tenant billings and for monthly UCR updates.
Provides emergency back up services after hours and on weekends. Covers for vacation or illness for regular scheduled shifts as well as for after-hours, on call requirements. Also responsible for projects, supervision of repairs and upgrading of equipment or buildings as required from time to time.
Maintains inventory, selects, specifies and authorizes material and equipment purchases.
Maintains building drawings/specifications and operations manuals.
Manages Projects as assigned.
**WHAT YOU BRING**:
3 + years of supervisory experience of maintenance team
Possesses Building Environmental Systems Operator Class 1 Certificate & 2 and/or Journeyman status, or combined equivalent of experience/education in building operations
Extensive experience with computerized systems, i.e. building automation systems, lighting control systems, etc.
Strong interpersonal and verbal/written communication skills
Experience with large commercial or multi-use properties
Good project management skills
Strong related supervisory skills, minimum 3 individuals
Prioritizing multiple tasks in a constantly changing environment
Ability to frequently move around
Focused attention required during crisis management, must be alert and perceptive and able to resolve problems/emergencies
