Bright design Build is a small and growing residential construction business. Annually, we undertake a limited and select number of design-focused residential construction projects that typically involve a scope of extensive renovations/additions or new builds. We collaborate with our architecture and design partners to implement and deliver a fulfilling client journey and experience.

**Your Job Role and Responsibilities**

Leading cohesive, efficient and highly capable project teams in identifying and managing opportunities and risks so as to achieve the best possible results in scope, quality, safety, schedule and financial targets for multiple projects simultaneously is the cornerstone of this position.

You must have the ability to identify, navigate and exceed client expectations by developing trust-based collaborative partnerships. Excellent and effective written and oral communication with clients and all project & company stakeholders are essential.

This role involves attending and providing input at project meetings with multiple stakeholders (clients/ design teams/municipalities/subcontractors/suppliers/manufacturers), anticipating stakeholder needs, and proactively identifying solutions to support ongoing projects.

Assisting and leading in the preparation and presentation of detailed estimates/proposals relating to scope of work agreements, cost estimates, quantity take-offs, and purchase/change orders for materials/labour and subcontractors is a key component of this position. Solid/accurate knowledge of current construction market pricing levels are a must.

You will be required to work closely with a design team in order to create budget estimates based on basic conceptual designs and allowances.

You will ensure that projects are built according to approved plans, specifications, shop drawings, and applicable building codes while maintaining high quality standards

Day-to-day use and monitoring of our construction management software (Buildertrend ) for daily tasks/goals, and relevant project documentation such as receipts and time clocks is essential. Also, key is the maintenance, tracking, and reporting of the financial components of projects using digital tools.

You will prepare scope-of-work documents for subcontractors and manage subcontractor agreements, as well as coordinating and managing material and resource needs, inclusive of ordering, receivership, storage and protection of materials.

This role involves supporting staff through coaching, performance, production, team meetings and professional development (education and training).

**Required Skills**:

- Strong ability to plan, implement and review all components of the management and co
- ordination of extensive residential constructions projects from conception to completion
- Critical and analytical thinking, problem solving and conflict resolution skills
- Must have excellent organizational, administrative, technical, communication and interpersonal skills
- Possess an understanding of basic building science and “House as a System” conceptualization
- Solid knowledge of construction sequencing and construction assemblies and a thorough understanding of construction methods and techniques associated with all trades and suppliers
- Strong ability to interpret architectural and structural drawings, specifications, engineering documents, etc.
