**1-Essential Duties and Responsibilities**:

- **Property Operations Management**:

- Recruit, hire, train and manage all on-site teams including leasing consultants, maintenance technicians, groundskeepers, administrative staff, and contracted vendors.
- Set departmental policies, processes, and standards of operation in alignment with company guidelines and investor objectives.
- Conduct frequent property inspections to ensure superior maintenance, cleanliness and curb appeal of buildings, amenities, and common areas.
- Oversee apartment unit turnover process, approving renovations, make-ready repairs and capital improvement projects as needed.
- Enforce community policies, rules, regulations, and codes of conduct with residents through lease agreements and condominium regulations where applicable.
- Negotiate and manage contracts with third-party vendors for services such as landscaping, pest control, waste removal, security, etc.
- Respond promptly to resident complaints and issues, managing disputes through conflict resolution.
- Plan and execute community-building events, social activities, newsletters, and engagement initiatives to enhance resident experience.
- Ensure complete adherence to tenancy regulations, landlord-tenant regulations, and company policies across all operations.
- **Financial Planning & Analysis**:

- Develop and manage comprehensive annual property budgets and maintain expense controls across all operating cost categories.
- Analyze monthly financial statements, variance reports and key metrics to evaluate performance and identify cost savings opportunities.
- Manage all accounting functions including accounts receivable/payable, bank deposits, petty cash, and delinquency collections.
- Optimize revenue through strategic pricing, promotions/concessions, ancillary income fees and unit upgrade/redevelopment projects.
- Track and report on key performance indicators (KPIs) such as occupancy rates, rental rates, operating expenses, delinquencies.
- Prepare detailed monthly/quarterly reporting packages with narrative analysis for investors and ownership.
- Conduct annual property tax reviews and appeals process to minimize tax liabilities.
- Secure and maintain adequate property and general liability insurance coverage based on risk assessments.
- **Asset Preservation & Risk Management**:

- Develop and implement preventative maintenance programs to identify potential issues and extend useful life of building systems.
- Establish safety protocols, emergency preparedness plans, disaster recovery procedures and business continuity measures.
- Facilitate comprehensive property inspections, and capital replacement forecasts.
- Identify areas of risk exposure through routine site audits and mitigate safety hazards, negligence issues and potential liabilities.
- Manage any insurance claims regarding property damage, injuries, crime, or legal disputes on behalf of the owner.
- Protect owner's investment through vigilant oversight of property condition, financial controls, and operational excellence.
- **Talent Management & Development**:

- Establish an engaged high-performing on-site team through effective recruiting, hiring, training and professional development.
- Conduct performance reviews, provide constructive feedback, coaching and issue disciplinary action when warranted.
- Create positive team culture through recognition, employee engagement initiatives and promoting from within
- Maintain complete payroll records, schedules and labor allocations for all site-level staffing.
- Provide leadership through hands-on direction, problem-solving guidance, and mentorship of direct reports.
- Manage within allocated labor budgets through strategic staffing levels and scheduling efficiencies.

**2-** **Requirements**:

- Bachelor’s degree in business, Real Estate, Property Management, or related field
- 5+ years of professional experience in multi-family residential property management, affordable housing, or condominium portfolio.
- Comprehensive knowledge of property management best practices, landlord-tenant regulations, and tenancy regulations.
- Skilled in operating statement analysis, budgeting, forecasting and financial reporting for investment properties.
- Strong working knowledge of property management systems, accounting software and Microsoft Office suite
- Exceptional communication, problem-solving, decision-making and customer service abilities
- Organized multi-tasker with a keen eye for detail and ability to remain calm under pressure.
- Working knowledge of building systems, maintenance, and capital planning
- Industry certifications (CPM, ARM, etc.) are highly preferred.
- Flexible to work evenings, weekends and be on-call for emergencies as required.

**Job Types**: Full-time, Permanent

Pay: $50,000.00-$65,000.00 per year
