As Property Accounting Intern, you will report to the Senior Property Accountant and collaborate closely with our team of Property Accountants. In this role, you will assist with financial management of real estate properties, support the preparation of financial reports, and contribute to budgeting and forecasting efforts, all while ensuring adherence to accounting standards and regulations. You will gain valuable exposure to various property accounting functions, allowing you to develop key skills in financial analysis, problem-solving, and communication while supporting the success of the Property Accounting team.
**WHAT YOU WILL DO**:
- Support the monthly financial reporting process, including tasks such as Straight-line Rent, Deferred CAM, Property Tax, and manual accruals.
- Assist in reconciling balance sheet accounts, investigate any unusual balance, and make correct journal entry if required.
- Contribute to the annual budgeting process, including validating leasing assumptions and the Deferred CAM budget.
- Help update recovery models as needed.
- Participate in ad hoc projects and other tasks as assigned.
**WHAT YOU BRING**:
- Currently enrolled in a post-secondary program in Accounting, Business Administration, or Finance, with a foundational understanding of accounting principles.
- You have strong analytical skills with the ability to gather information, synthesize it, and ‘connect-the-dots.
- You have excellent communication and presentation skills, enabling you to effectively collaborate across all levels both within and outside of First Capital.
- You demonstrate outstanding and organizational capabilities and the ability to prioritize tasks effectively.
- As a self-starter, you have a willingness to learn in a dynamic environment and are eager to grow your exposure to new technology and processes, taking any opportunity to acquire new skills.
- You have strong computer skills, including an excellent command of Microsoft Office Suite, such as Outlook, Word, Excel (VLOOKUP, SUMIF functions etc.), and PowerPoint. Experience working with accounting systems (e.g., JDE) is an asset.

**OUR APPLICATION PROCESS**:
Our Summer Internships/Co-Ops are four-month, paid, in-person opportunities commencing on May 5, 2025, and concluding on August 22, 2025. Interns must be available on a full-time basis for the entire duration of the program.
