**Role Summary**

We are seeking an experienced Controller to oversee our financial operations. This on-site role reports to the CFO and collaborates with multiple departments. You will manage daily accounting functions, ensure accurate financial reporting, and optimize financial processes.

**Key Responsibilities**
- Oversee full-cycle accounting, HST and T2 tax filings, audits, internal controls, and team operations.
- Lead and mentor the accounting team, providing guidance, training, and performance feedback.
- Maintain accurate financial records, including general ledger, accounts payable/receivable, cash flow, and budgets.
- Prepare monthly, quarterly, and annual financial statements in compliance with accounting standards.
- Develop and enforce accounting policies, procedures, and internal controls.
- Monitor financial performance, identify improvements, and make recommendations.
- Lead budgeting and forecasting processes in collaboration with department heads.
- Manage cash flow and working capital, ensuring optimal cash management.
- Conduct financial, cost, and variance analyses to identify cost-saving opportunities.
- Stay current on accounting standards, regulations, and industry best practices.
- Assist with special projects, including M&A, system implementations, and process improvements.

**Qualifications**
- Bachelor’s degree in Accounting, Finance, or related field (Master’s in Taxation an asset).
- **CPA designation (required).**:

- Minimum 5 years’ progressive experience in accounting and tax, preferably in real estate or property management.
- Strong knowledge of GAAP and relevant accounting standards.
- Proficient in QuickBooks, Yardi, or similar accounting/property management software.
- Expertise in financial analysis, budgeting, and forecasting.
- Detail-oriented with strong organizational skills and ability to meet deadlines.
- Analytical, proactive, and results-driven mindset.
- Strong leadership, communication, and interpersonal skills.
- High integrity and commitment to confidentiality.
- **Proficiency in Mandarin (required).**
