**Job Summary**
The **Real Estate & Development Manager** is a core member of the Operations Team and reports to the Chief Operating Officer. They are responsible for supporting the COO with the executing of strategic real estate initiatives to support market optimization across Canada. This includes managing new site selection, renewals, relocations, and acquisition/selling of existing franchise locations. This role requires travel of approximately 5 business days per month to complete markets tours and assess potential new sites. The balance of the Real Estate & Development Manager’s time will be working out of their home office. This position will be based out of the Greater Toronto Area.
**Performance Outcomes**
The Real Estate & Development Manager is primarily responsible for managing & collaborating with our broker network across Canada to identify & secure new sites in targeted markets. This will include liaising with Franchise Partners as we take an involved approach in selecting sites for them. In addition, the Real Estate & Development Manager will manage the internal clinic sales & acquisition process to ensure smooth transitions between franchise buyers & sellers.
**Deliverables**
- Support an engaging, trusting and mutually beneficial relationship between the franchisee and the franchisor.
- Positively grow network sales, unit count, and market share through the successful management of the national real estate strategic plan.
- Provide the senior Leadership Team with weekly reporting of the real estate pipeline and updates on site negotiations.
- Manage & collaborate with our real estate broker network to ensure:
- Sites are identified in targeted markets.
- Offers to Lease (OTL) are effectively negotiated and meet the requirements of Massage Addict’s standard clauses.
- The final completion of leases is managed in an efficient & effective manner in the best interest of Massage Addict and Franchise Partners.
- Franchise Partners are involved in a participative manner throughout the process of site selection & OTL negotiation.
- Evaluate potential sites using available market data, market knowledge, and demographics and present to the COO for approval.
- In collaboration with the COO, assess potential territories for the viability of clinics and optimal locations across Canada. This would include providing proposals for defined territories
- When required, liaise with real estate developers to represent & promote the Massage Addict brand as a premier national tenant.
- Effectively track & manage lease renewals including supporting Franchise Partners with the negotiation of renewal terms.
- Manage lease amendments including supporting Franchise Partners with the negotiation of amendment terms.
- Coordinate & facilitate weekly internal meetings to support the effective administration of clinic sales, new territory acquisitions, and franchise agreement renewals.
- Manage the clinic sale critical path process and ensure all financial & legal milestones are completed on time. This would include liaising with the Massage Addict Operations, Legal, Franchising, and Financing teams.
- Attend and participate in Massage Addict’s annual franchise and/or regional conferences as required.
**Skills and Experience**
- 5+ years' experience in corporate commercial real estate and market research analysis with a multi-unit or franchise brand.
- Experience with market optimization and ability to grow small businesses.
- Familiarity with market brokers/real estate.
- Retail industry experience would be preferred.
- A positive attitude, be self-motivating, and have excellent time management and communication skills, good relationship building skills, flexible and detail oriented.
- Lease negotiation experience.
- Experience or understanding in overall market planning.
- Knowledge of franchise law, regulations, and procedures is an asset.
- Willingness to travel across Canada when required to assess markets and sites.
**Education and Qualifications**
- Proven legal knowledge & understanding of retail lease requirements.
- A strong geographical understanding of Canada, its major cities, and the retail landscape.
- Advanced working knowledge of computer software platforms such as Microsoft Office.
