Warranty and Deficiency Coordinator

**JOB SUMMARY**

The Warranty and Deficiency Coordinator, under direction or moderate guidance, is responsible for the functioning of day-to-day operations of client care, on-site service and warranty tasks, and the collaboration with project teams to assist with though project close out.

The Warranty and Deficiency Coordinator plays a key role in Kindred’s project closeout process and warranty period by providing timely follow up on deficiency and warranty-related matters while providing exceptional customer service and client care.

**DUTIES AND RESPONSIBILITIES**:

- Timely, effective and service-oriented communication with owners, property managers, strata’s and Kindred’s project team.
- Manage multiple warranty lists/trackers, prepares templates, checklists and other warranty/deficiency specification documentation as required
- Supervise and coordinate subcontractors onsite when work is scheduled. Provide access where applicable.
- Perform walkthrough with clients to review deficiencies and warranty items.
- Supervise and assign tasks to carpenters or laborers as needed.
- Maintain a thorough report that accurately tracks task progress and other relevant information.
- Perform inspections once sub-trades and laborers have confirmed completion of warranty or deficiency jobs. Provide updates to Project Manager or an alternative report.
- Perform site visits to review and prepare a scope of work for service requests and provide the scope to the Project Manager or General Superintendent.
- Reviews specifications and identifies specific warranty requirements per project in a database to create checklist for closeout in conjunction with project team
- When needed, perform building reviews and supervise investigations such as water testing to determine source of leaks. etc. and provide a detailed report to the Project Manager.
- When needed, arrange or consult with MBR Tools to rent equipment to be used when addressing deficiencies.
- Implement Quality Control:

- Ensure building finishes meet or exceed industry standards at construction stage
- Ensure building finishes meet Kindred’s standards at completion stage
- Performs other related duties as needed.

**KNOWLEDGE, SKILLS, & ABILITIES**
- 5+ years of warranty and/or construction administrative (including facility management) experience in a dynamic, high volume environment on commercial, mid to high rise residential, property development or related projects / industries
- General construction knowledge to answer questions and analyze requests/complaints about heating/plumbing, in-suite warranties, building envelope maintenance.
- Strong knowledge of the Building Industry Standards and Residential Construction Performance Guidelines (HPO Guidelines)
- Independent and self-motivated with the ability to take the initiative to troubleshoot assigned tasks and liaise with other departments and external resources
- Task-oriented with an excellent sense of priority, logic and objectivity; highly organized and capable of managing multiple priorities
- Excellent written and verbal communication skills with strong attention to detail and accuracy
- Demonstrated reliability, judgment and professionalism
- Excellent customer service focus and problem solving skills, with an ability to work collaboratively with others
- Solid data entry skills with the attention to detail to find and correct errors in documents

**Salary**: $38,165.03-$80,033.30 per year
