**ABOUT THE POSITION**

Reporting to the Maintenance Manager and Property Manager, the Maintenance Technician will perform routine and preventative maintenance as well as immediate and emergency repairs on the units within our portfolio. Also included in this position during spring to summer months (Apr. - Sept. approx), will be landscaping duties across our portfolio. Our Maintenance Technician will perform a variety of skilled duties across many of the building trades, such as painting, carpentry, minor electrical, minor plumbing and other recognized duties for the purpose of maintaining, repairing and upgrading the buildings.

**GENERAL RESPONSIBILITIES**
- Perform routine inspections and maintenance on our properties exterior/interior
- Respond to emergency calls as required to diagnose and reduce damage, including some on-call time as scheduled
- Maintenance, repair and construction tasks in the upkeep of buildings
- Installation, maintenance, and repairs of unit appliances and fixtures such as toilets, sinks, fridges, stoves, shower rods, plumbing drains, lights and many other requests varying from day to day
- Complete minor drywall repairs and paint walls; performs custodial duties as required; replaces light bulbs; cleaning of residential units and minor appliance repairs;
- Maintains accurate records of daily duties performed and preventative maintenance schedules
- May perform quarterly safety checks throughout the portfolio to ensure a safe and clean environment for tenants and residents in order to eliminate all safety hazards
- Other duties from time to time as assigned

**REQUIREMENTS**
- 2-5 years of relevant maintenance experience an asset, preference given to those with trades or general contracting experience
- Must have own tools and vehicle
- Ability to comfortably troubleshoot and identify mechanical issues to resolution or escalation to base building trades
- Knowledge and experience within tenant health and safety regulations considered an asset (eg. WHMIS, Ontario Building and Fire Codes, Commercial and Residential Tenancies Acts)
- Computer proficiency with working knowledge of Outlook/Gmail
- Excellent organizational and time management skills
- Excellent communication skills and assertiveness, able to initiate and implement new methods
- Strong attention to detail with ability to multi-task and prioritize
- Works well independently and in a team environment
- Positive attitude a must, ability to communicate and collaborate with entire team
- Task-oriented and will do what is needed to get the job done
- Ability to work in a fast paced and ever-changing environment
- The desire to see the organization succeed and the drive to make a material impact in that success
