Specific Duties: Responsible for approving all new residents who move into Deerwood Place Estates Responsible for dealing with tenant complaints and handling and resolving any issues caused by tenant(s) or their guests that may have a negative effect on other tenants, the Community, or the Owner's interests. The Manager will regularly tour the Community to ensure tenants are acting in a manner consistent with their tenancy agreements and Community Rules. Responsible for all regular cleaning and routine maintenance of the Community buildings, common areas and grounds as generally directed by the Owner. The Manager will take all reasonable steps to ensure each site lease payments are paid on or before the due date. The Manager will keep records, in a form acceptable to the Owner, of all lease and fee collections, including lease arrears, and will take all necessary steps to collect lease arrears. Any and all information pertaining to tenancies, or the community shall be provided to the Owner, either at the Manager's discretion or upon request from the Owner. The Manager will ensure all tenants have a copy of and are aware of current Community Rules. In particular, the Manager will ensure Community Rules related to site and manufactured home appearance and vehicle operation, parking and storage are followed by all tenants. The Manager will personally handle any required tenant related communication and/or actions such as warnings, notices, evictions or dispute resolution proceedings and is, by this Agreement, specifically designated as the Agent of the Owner for such purposes. The costs of such actions shall be for the account of the Owner. The Manager will promptly inform the owner of any emergency situations and is authorized to deal with such situations in a reasonable manner and in the best interests of the Owner and the Park. The Manager will inform the Owner of the need for any major repairs or maintenance to the Community buildings, common areas or infrastructure and may recommend that he/she perform the necessary work; however, the Owner must specifically authorize the Manager in advance to perform such work. The Manager will be available to tenants on a reasonable basis during normal business hours and shall ensure that all tenants have a phone number to contact the Manager and that there is a telephone answering machine or electronic voice mail functioning at that number when the Manager is not available. The manager will be responsible for coordinating and implementation of all snow clearing within the community. 5+ years experience operating a bobcat and loader. Must have experience in snow clearing with a bobcat and sanding of roadways. General experience in landscaping and property maintenance Excellent verbal and written communication skills Excellent interpersonal skills, including conflict resolution skills. Ensure all community activities are conducted in a safe and environmentally sound manner. Immediately notify management when operations are unsafe or beyond normal repair. Ensure all employees and subcontractors are aware of the property's safety procedures. Only hire subcontractors that can produce a current clearance letter that is active and in good standing. Customer Relations Deliver exception customer service. Ensure a safe and enjoyable environment for the residents and their guests. Perform regular "walk the property" tours to keep a pulse on what's happening. Ensure complaints and or issues are dealt with quickly and ideally in person. Community Operations Promote the Deerwood Place Estates community in the community. Lead by example Think like an owner. Ensure effective daily operations and cost control. Only hire staff and contractors that enhance the customer experience and image of our community. Support ownership and fully implement corporate policies and procedures. Financial Aid in achieving the target Repair and Maintenance ratios. Work with senior management to increase revenues where and if opportunities exist. Communicate with senior management on opportunities for improvement and annual expense planning. Ensure information and reports that are provided to the corporate bookkeepers and management are timely, accurate and on target. Procure goods and services according to protocols established by senior management.
