The HFR project is Canada's largest infrastructure project in generations.

Are you ready to take on a stimulating and impactful challenge? Look no further: VIA HFR is looking for a Director, Real Property development. We are seeking a highly skilled and experienced Director to oversee the HFR real property development.

**The role**

**The responsibilities**
- Oversee market analysis, feasibility studies, and financial modeling for potential real estate projects at the stations.
- Oversee the planning, development and implementation of real property development projects, including Transit-Oriented Development (ToD) business opportunities at the stations.
- Develop opportunities for economic participation of communities and stakeholders, including Indigenous communities, in real property development projects at the stations.
- Engage with local communities, businesses, and government entities to communicate the benefits of transit-oriented development and address concerns, fostering positive relationships and community support.
- Collaborate closely with other directors within the department and with other internal stakeholders.
- Promote sustainable urban development practices and green infrastructure solutions.
- Facilitate public consultations and address community concerns related to real estate development.
- Ensure all real estate development activities comply with relevant local, provincial, and federal regulations.
- Develop and manage the budget for Real estate development activities.
- Lead a team of business and real estate developers and analysts, providing guidance, support, and mentorship to ensure high performance and professional development.
- Collaborate with the Private Development Partner, government agencies, community stakeholders, and external partners to address concerns, resolve issues, and foster positive relationships throughout the project lifecycle.

**The requirements**
- Bachelor's degree in Business Administration, Urban Planning, Architecture, or related field (Master's degree preferred).
- Minimum of 10 years experience in real estate development.
- Strong knowledge of urban planning principles, zoning regulations, and infrastructure integration.
- Proven track record of successful land acquisition and real estate project management.
- Experience in public-private partnerships and working with government agencies.
- Excellent leadership abilities and proven track record of stakeholder relation.
- Strong communication and interpersonal skills, ability to effectively communicate technical concepts to non-technical stakeholders.
- Being fluent in both Canadian official languages is desirable.
- Excellent problem-solving and decision-making abilities, with a focus on innovation, creativity, and continuous improvement.
- Ability to collaborate effectively with multidisciplinary teams and manage multiple priorities in a fast-paced environment.
