Our Commercial department is growing. Reporting jointly to our Commercial Property Accountant and Asset Manager, we are seeking an individual to help support the team in a fast paced, challenging and rewarding environment.
**WHAT WILL YOU DO?**
- Prepare Rental Advise Notices for commercial tenants along with sending tenants welcome packages and tracking pre-possession requirements.
- Collaborate with the Property Management team to develop annual budgets and accounting matters.
- Ensuring property financial statements are accurate through regular reviews.
- Track and invoice year end operating cost reconciliations and chargebacks to tenants.
- Assisting with month-end payment processing, like posting rent rolls and recurring journal entries.
- Address issues related to electronic fund transfers and tenant cheques that are returned due to insufficient funds (NSF).
- Assist in processing and reconciling utility chargebacks, ensuring accurate billing and compliance with lease terms.
- Working in Yardi, MS Office, data entry, document filing and ensuring compliance with privacy legislations.
- Respond to tenant inquiries regarding tenant ledger balance, payment arrangements, etc.
- Coordinating and preparing all tenant files/documentation to be sent to third party collections and processing write-offs, if necessary.
- Regularly review and update rent rolls.
- Coordinate the Marketing team in designing and updating property leasing brochures as needed.
- Ensure online lease listings are accurate and updated regularly to reflect current availability and lease terms.
**WHAT WILL YOU NEED?**
- 1-3 years of experience in a commercial property accounting role.
- Experience with accounting software, familiarity with Yardi is considered an asset.
- Knowledge of commercial leases and lease administration practices.
- A genuine curiosity about the commercial real estate industry and a strong desire for ongoing learning and development.
- Proven ability to manage a high volume of transactions in a fast-paced environment with exceptional attention to detail.
- Strong organizational skills and the ability to work independently, while effectively prioritizing and managing multiple tasks.
- Exceptional communication skills to assist and support leasing and asset management teams in day-to-day administrative tasks.
