The Company

Mainstreet Equity Corporation is a distinguished real estate company which is publicly traded on Toronto Stock Exchange (TSX). Its business focus is on acquisition & upgrading of residential properties and managing its own portfolio of over 15,000 residential apartments in five major cities across Canada.

**Position Summary**

Reporting to the Regional Manager, the Area Manager is responsible for the management of daily operations, maintenance, and administration of assigned location(s). The Area Manager will be responsible for the supervision of building managers, maintenance staff, cleaners, landscapers and office personnel; ensuring day-to-day operations are on schedule and within prescribed budgets. A fundamental requirement of the position is to manage an annual operating and capital budget while maintaining a high level of resident satisfaction, in accordance with policies and guidelines

Key

**Responsibilities**:

- Responsible for maximizing the profits by managing NOI and CAPEX budget in their portfolio
- Hire, train, and supervise personnel in accordance with company mandates, policies, and procedures
- Coordinate, delegate, direct, and/or guide team members in the performance of their respective day-to-day responsibilities
- Perform annual performance evaluations with team members
- Ensure that their investment portfolio is operating safely and efficiently. Some tasks may include, but are not limited to, ensuring the respective building or portfolio has security, is well maintained, is clean, and provides the necessary infrastructure required for the operation of all services and facilities within the complex
- Innovative thinking to attract prospective customers
- Prepare monthly budget
- Deal with contractors and trades
- Ensure proper legal action is taken against any delinquent tenants. Represent Mainstreet at tribunals
- Analyze monthly financial statements
- Deal with employee grievances
- Manage a team of 15+ team members

Qualifications and Requirements
- Must have 2+ years’ experience in a supervisory role
- Must have 2+ years of experience as a Resident Manager
- Must have excellent communication (written & verbal), organizational, time management, and listening skills
- Knowledge of the Residential Tenancies Act is an asset
- Working knowledge of all relevant labour and human rights legislation governing the hiring, supervision, and dismissal of employees an asset
- Able to work effectively in high stress situations
- Must be able to adapt and manage multiple tasks with conflicting priorities
- Above average problem solving, negotiation, and conflict resolution skills
- Must be available from 8 am to 5 pm Monday
- Friday. Flexible to work evenings or weekends when required
- Must possess a valid driver’s license and have a reliable vehicle
- Must successfully complete a security clearance
