**Job Summary**:
As our Property Maintenance Manager, you will be the driving force behind the upkeep and enhancement of our multi-residential portfolio within the Kitchener-Waterloo region. You will be responsible for overseeing all maintenance and repair operations, managing both in-house staff and external contractors, and ensuring timely and effective completion of projects. This role demands a blend of hands-on expertise, organizational prowess, and exceptional communication skills. **Responsibilities**:

- **Maintenance and Repairs**:

- Coordinate and manage all maintenance and repair activities across 15+ residential properties in the Kitchener-Waterloo area.
- Perform hands-on maintenance and repairs as needed, demonstrating your technical expertise.
- Oversee and schedule both in-house maintenance staff and external subcontractors.
- Ensure all work is completed to a high standard and within established timelines.
- **Project Management**:

- Plan and execute renovation projects, ensuring efficient use of resources and adherence to budgets.
- Procure necessary materials and supplies, negotiating with vendors for optimal pricing.
- Manage project timelines and communicate progress to stakeholders.
- **Tenant Relations**:

- Schedule maintenance and repairs with tenants, ensuring mínimal disruption within the Kitchener-Waterloo properties.
- Respond promptly to tenant maintenance requests and emergency calls, including after-hours incidents.
- Maintain positive and professional relationships with tenants.
- **Operational Management**:

- Develop and implement preventative maintenance schedules.
- Manage and respond to emergency maintenance situations.
- Handle after hours phone calls for emergencies.
- Maintain accurate records of maintenance activities and expenses.
- **Outdoor Maintenance**:

- Oversee and perform outdoor maintenance, including landscaping, and exterior repairs.

**Qualifications**:

- Proven experience in property maintenance management, preferably in a multi-residential setting.
- Strong knowledge of building maintenance, repairs, and renovations.
- Excellent organizational and project management skills.
- Strong communication and interpersonal skills.
- Ability to manage multiple priorities and work under pressure.
- Valid driver's license.
- Ability to perform physical labor.
- Familiarity with the Kitchener-Waterloo area.
