**Overview**
**Duties**
- Manage all aspects of property operations, including light maintenance duties and tenant relations;
- Reviewing suites on turnover and completing a scope of work consistent with established policies and procedures;
- Work with the VP of Operations and Client Care Coordinator to tender and award maintenance operation contracts and obtain best price/service;
- Following up to ensure all deficient items are addressed in a timely manner;
- Managing all required building inspections, including fire and life safety, elevator, and roof anchor;
- Maintaining a thorough knowledge and understanding of emergency procedures, including fire, flood, and mold remediation;
- Ensuring compliance with both internal, public health and safety guidelines;
- Following all policies and Standard Operating Procedures as instructed by Management;
- Contributing to the ongoing development and creation of Property Management processes and procedures (Handbook of Operational Procedures);
- Overseeing site inspections, addressing deficiencies in suites and common areas and ensuring work orders are processed as required;
- Troubleshooting and responding to after-hours issues at rental buildings;
- Ensuring timely collection of rents and fees;
- Monitoring vacancy rate, devising solutions to mitigate vacancies, and alerting senior management if vacancies exceed expected outlined targets;
- Serving all legal documentation pertaining to non-payment of rent and/or further landlord/resident process or litigation as directed and in compliance with the Residential Tenancy Act;
- Reviewing and evaluating repairs and maintenance requests to ensure they meet budgetary and operational expectations;
- Oversee administrative tasks, including data entry, filing, and maintaining accurate records of property activities;
- Implement customer relationship management strategies to enhance tenant satisfaction and retention;
- Coordinate maintenance requests to ensure timely responses to tenant needs;
- Conduct regular property inspections to assess conditions and address any issues proactively; and
- Travel with vehicle throughout the Greater Golden Horseshoe to various rental properties.
**Requirements**:
- Proven experience in rental property management is required.
- Valid G license in good standing.
- Proficiency in Yardi or similar property management software is highly desirable.
- Excellent administrative abilities with attention to detail in data entry and record keeping.
- Strong organizational skills with the ability to manage multiple tasks effectively.
- Exceptional communication skills, both verbal and written, to foster positive relationships with tenants and vendors.
Pay: From $55,000.00 per year
