**The main purpose of this position**

The Property Maintenance is responsible for supporting the Property Manager in the day-to-day operations of our supportive housing properties.

**Responsibilities**

**Hands-On Maintenance**:

- Perform general maintenance tasks, including plumbing, electrical work, carpentry, painting, drywall repair, and other repairs.
- Conduct routine maintenance checks to identify and address issues proactively.
- Troubleshoot and resolve maintenance problems efficiently.
- Ensure the proper functioning of property systems and equipment.
- Collaborate with external contractors for major repairs, backlog of repairs and additional services.
- Install and repair fixtures & furniture.
- Carry out preventive maintenance schedules to extend the life of equipment and reduce downtime.

**Coordination and Scheduling**:

- Schedule and coordinate maintenance activities, inspections, and repairs.
- Maintain accurate records of maintenance work and expenses.
- Communicate maintenance schedules and updates to Support House staff and tenants.

**Administrative Tasks**:

- Utilize property management software to track maintenance requests.
- Assist in budgeting and forecasting for property-related expenses.

**Emergency Response**:

- Respond promptly to emergency maintenance situations, ensuring a swift and effective resolution.
- Be available for on-call duties as needed.

**Property Management**:

- Oversee day-to-day operations of assigned properties.
- Conduct regular property inspections and address maintenance issues promptly.
- Ensure compliance with applicable health and safety codes, building codes, and internal safety protocols.
- Support fire safety inspections and emergency preparedness planning as required.
- Communicate effectively with tenants and staff, ensuring mínimal disruption during repairs.
- **Knowledge and skills necessary to be successful in this role**
- High school diploma or equivalent (additional education in property management or related field is preferred).
- A minimum of 5 years of experience in a similar position, demonstrating a proven track record in property management and hands-on maintenance.
- Relevant certifications in property management or maintenance are considered a valuable asset.
- Excellent communication and interpersonal skills.
- Strong organizational skills with meticulous attention to detail.
- Demonstrated ability to multitask and prioritize responsibilities effectively.
- Familiarity with property management software is a plus.
- Hands-on experience in plumbing, electrical work, carpentry, and other maintenance tasks.
- In-depth knowledge of property laws, regulations, and leasing agreements.
- Working knowledge of the Ontario Building Code and Residential Tenancies Act.
- Experience working in a non-profit or supportive housing setting is considered an asset.
- Knowledge and sensitivity to mental health and substance use challenges; trauma-informed communication skills are strongly preferred.
- Ability to de-escalate tense situations and engage with tenants respectfully.
- Ability to deal with clients in a respectful manner, ensuring excellent customer service.
- Strong work ethic with an emphasis on attention to detail and reliability.
- Adaptability and problem-solving abilities in various work situations.
- Exceptional organizational and multitasking skills, capable of handling multiple units, tasks, and projects simultaneously.
- Must have a valid driver’s license and access to a reliable vehicle, as regular travel to a portfolio of properties will be required.
- Access to own tools is considered an asset.
- Understanding of job safety protocols and a commitment to maintaining a safe work environment.

**Working conditions**
- Full-time permanent position
- Starting salary is $55,000
- A standard work week; occasional flexibility in schedule may be required.
- Occasional outdoor work required and exposure to weather conditions.
- Must be physically able to lift up to 50 lbs, climb ladders, and perform physically demanding tasks.
