**The Building Maintenance Technician** will be responsible for the day-to-day service and maintenance in and around the companies buildings.

The overall objective is to ensure that each building is properly maintained, while minimizing or eliminating the need for the use of any outside trade to attend the buildings for repairs.

Job Duties are to include, but are not limited to:

- Complete maintenance requests in suites and the common areas in and around the buildings.
- Perform service tasks, maintenance and operations including, but not limited to: preventative maintenance, corrective maintenance and inspections if need be on a daily, weekly, monthly and annual basis.
- Must have basic knowledge of minor plumbing repairs.
- Must have basic knowledge of minor electrical repairs.
- Must be proficient in performing drywall patching and plaster patching of walls and ceilings.
- Ability to install countertops, repair kitchen cabinets and perform other minor carpentry repairs.
- Capable of properly caulking tubs, sinks, countertops, etc.
- Install sinks, toilets, etc. and related plumbing fixtures.
- Attend any of the companies properties as instructed by the Property Manager to complete assigned work orders and common area work where required.
- Ensure that there are proper inventory levels. Also ensure that the inventory levels are kept accurate. If the inventory levels are low, a precise re-ordering list should be provided to the Building Manager.
- Inform Building Manager of any maintenance issues that require a licensed contractor (electrician, plumber, hvac, etc.).
- Ensure compliance with regulatory and code requirements within the scope of services.
- Participate in building and suite inspections together with Building Manager and/or Property Manager.
- Must have your own tool bag.
- A valid drivers license is a must.
- A valid insured vehicle is a must.
- Hours of work may vary, however the expectation for the position requires you to work Monday-Friday from 8am-4pm, working 40 hours per week.

**Salary**: $55,000.00-$65,000.00 per year
