**The Role**

With a growing queue of amazing residential and commercial projects, we are in need of a seasoned estimator ready to expand their experience and provide our clients with exceptional pre-construction services on a number of challenging projects. Through mentorship from the Founding Principal and leadership team, and in working closely with clients, consultants and trade partners from the commencement of Pre-Construction Services through to completion of the Tender & Award Period, the Coordinator will grow their skills and ultimately career, with the aim of developing into the Manager of Pre-Construction Services in the next 3-5 years.

**The Details**

What you’ll get up to as the **Pre-Construction Coordinator**:

- Prepare and develop initial control budget, preliminary construction schedule and scope of work; work closely with trade contract partners to define these elements
- Take ownership of, update, maintain and finalize project budget in collaboration with Project Team
- Assist in the tendering, negotiating, preparation and finalization of trade contracts and purchase agreements; create RFPs and self-tender various trade disciplinaries
- Manage and oversee complete pre-construction phase for multiple projects; consistently monitor development of scope of work, contracts, constructability, detail-risk mitigation, plans, specifications and shop drawings, etc.
- Coordination of internal team tasks, functions and processes with external consultant and contractor responsibilities; facilitate timely, effective and solutions-oriented communication across all stakeholders in each project phase.
- Facilitate smooth transition from Pre-Construction to Construction phase with all involved teams.
- Actively (and proactively) communicate on all daily project correspondence; act as conduit for agility and accuracy in communication between ETRO and all external service providers
- Prepare and present monthly Pre-Construction reports to outline status of all projects
- Establish, build and develop relationships with existing and new subcontractors and suppliers; create a community of preferred professionals and service providers
- Participate in daily pre-construction activities and meetings; attend owner consultant meetings, risk assessments, maintain value engineering logs, etc.
- Support procurement activities, calculate various statistical data, developing guidelines and precedence for future estimates and projects
- Evaluate and document effective, safe and efficient construction techniques and methodologies for planned project delivery. **Who You Are**:

- On top of your passion to work for a growing business full of professionals in the trade, here’s what we’re looking for:

- A minimum 2 years of estimating experience in the Vancouver market
- The ability to read technical drawings
- Proficiency in Bluebeam an asset
- Certificate, diploma or University Degree also an asset
- A self-starter who’s able to prioritize effectively, and who works well either independently or in a group
- Excellent written and verbal communication skills
- Embraces and demonstrates integrity, accountability, teamwork, innovation and growth
