**A day in the life**:
The Lease Associate will be responsible for the full scope of Lease Administration services including:

- Abstracting and interpreting commercial lease documents (leases, amendments, subleases)
- Review, update and maintain all lease information and data in our technology information systems, as required
- Rent variance analysis and rent payment processing
- Landlord relationship management
- Resolution of rent and other landlord/tenant issues
- Reviewing annual landlord reconciliation statements and real estate tax calculations to ensure accuracy and lease compliance
- Ensure proper document management measures are followed for all leased, owned, and other associated documents. Maintain file retrieval/storage, scan documents.
- Data entry, validation, and management of lease documents
- Responsible for ensuring the financial obligations of our landlords is accurate and that monthly rents are processed in a timely manner
- Tracking and maintaining critical dates
- Conduct desktop audits of Year-End Common Area Maintenance (CAM), Insurance, and Real Estate Tax reconciliations, interpret, and analyze all charges for accuracy, in accordance with lease documents. Directly responsible for dispute resolution with landlord for any identified discrepancies
- Ensure that productive landlord and subtenant relationships are maintained in accordance with the lease and sublease agreements.
- Subtenant account management, and billing/collections of third-party tenant rents.
- Provide support for the lease renewal meetings.
- Follow-up on the incentives and construction allocations and ensure reception of the measurement certificate
- Communicate frequently with internal and external partners. Notify Real Estate team and Facility tea, of critical dates, real estate policies and procedures, and assist with general inquiries.
- Request and process certificates of insurance as required by the lease document
- Review Estoppels and Subordination Non-Disturbance Agreements (SNDA’s) against the lease terms
- Regularly exercises good judgment and logic in responding to leased and owned property inquiries from the landlords
- Special projects as assigned by manager
- Liaison between AP and Vendor Maintenance teams and Landlords for the EFT/ Direct Deposits program.
- Accounting knowledge;
- Work closely with Lease Manager and accounting department;
- Assists the Facilities Director in all construction projects, relocations, as well as openings and closings of utility accounts/services for all locations.
