Under the supervision of the Manager of Port territory planning, the Lease administrator in charge of the management of leases coordinates, negotiates, prepares and drafts the leasing contracts of a portfolio of contractual property agreements. He administers, coordinates and manages a real estate portfolio composed of port, industrial and commercial lands and buildings. He also participates in the development of the negotiation strategy for new leases such as renewals or modification of existing agreements. Moreover, he receives, assists, advises, coordinates and ensures follow-up of requests from the MPA’s tenants. Finally, he prepares, drafts and analyzes studies, reports and other administrative documents for management regarding the management and leasing of the properties.

**Manages the portfolio of contractual property agreements. For this purpose**:

- Prepares and drafts all the contractual agreements with the tenants of the sectors for which he is responsible, including lease offers, leases, right-of-way and rail service agreements and servitudes;
- Administers and manages the contractual agreements made with the tenants, according to the conditions specific to these agreements and the MPA’s policies;
- Negotiates and transacts the conditions of the contractual agreements with the tenants and with their lawyers and legal advisors, in accordance with the MPA’s policies;
- Prepares and drafts requests for approval, memos and other administrative documents for the requirements of management, the Executive Committee and the Board of Directors;
- Enforces the clauses and conditions of the contractual agreements and the MPA policies with the tenants and coordinates with the different departments on the actions to take;
- Performs the rent reviews stipulated in the contractual agreements and validates the attainment of the required tonnage guarantees;
- Captures, edits and maintains up to date the information regarding the contractual agreements of his portfolio and bills them.

**Manages the real estate portfolio. For this purpose**:

- Administers and manages the properties of the real estate portfolio under his responsibility that are not under contractual agreement with a tenant;
- Participates in and coordinates the appropriate programs to ensure regular inspection of the properties in order to preserve the integrity of the real estate portfolio;
- Analyzes and proposes measures to maximize the value of the MPA’s real estate and facilitate its leasing;
- Recommends the actions to take in problem cases and participates in management of litigation files;
- Participates in the development of a computerized management system for contractual agreements for all MPA real estate;
- Drafts and reviews the basic legal documentation necessary for preparation of contractual agreements;
- Participates, collaborates on and prepares descriptive, profitability and feasibility studies, financial analyses and comparative tables regarding the leasing, acquisition or disposal of the MPA’s real estate;
- Prepares and manages the real estate expenditure and revenue budget of lands and buildings;

**Follow up the tenants’ requests. For this purpose**:

- Receives requests from tenants, examines their validity according to the conditions of the contractual agreement, mandates the department concerned to respond to the request, and ensures follow-up with the tenants;
- Solves the problems raised by the tenants and coordinates the necessary resources that must go into action;
- Follow up on tenant work permit requests ;
- Develops communication tools and maintains harmonious and lasting relationships with the MPA’s customers.

Performs any other related task

**Qualifications**
- Bachelor’s degree in Business Administration or any other related field. Specialization in property management would be an advantage.
- Seven to ten (10) years’ experience in management of commercial and industrial leases.
- Have a track record of significant achievements in relation to the responsibilities and challenges of the position.
- Superior skills in analysis, communication and coordination.
- Writing skills, particularly in legal language.
- Knowledge of property management IT tools.
- Good judgment, good sense of organization and autonomy.
- Strong teamwork skills.
- Bilingual (spoken and written).
