**Responsibilities**:
PRIMARY PURPOSE

KEY ACCOUNTABILITIES

Develops and manages project scope, schedule, budget, reporting, and implementation strategy for assigned retail projects. Participates in the development of processes, procedures, guidelines and standards for the Retail Program.

Identifies technical, resources, and contractual requirements and negotiates commercial agreements with retail vendors, consultant teams and contractors. Leads the procurement requisition including preparation of standardized contracts, Requests for Proposals (RFP) and tender documents for projects.

Monitors construction of tenant improvements on behalf of TransLink and a group of subsidiary companies, ensuring projects progress according to plan, creating project management records and documentations, taking action to resolve issues, escalating to Manager as necessary.

Enforces retail contract terms with retail vendors; acts as single point of contact for assigned project / contractual matters. Coordinates activities between the project team and contractor/vendor and monitors and tracks contractor/vendor activities for timeliness and contract compliance.

Monitors and maintains project data and other project related documents; including invoice approval within defined authority levels. Coordinates administrative activities on project funding and project evaluations; assists in identifying measurement standards for the project and/or phase.

**Qualifications**:
Education and Experience:
The competencies of the role are acquired by completion of an undergraduate degree in Business Administration, Engineering, or Commercial Construction Management along with a Project Management certification (PMP) or working towards completion of PMP, plus six (6) years of progressive experience in planning and implementing commercial tenant improvement projects and managing site construction for various scales of projects, preferably in the commercial real estate industry.

Other Requirements:
Advanced knowledge of commercial tenancy requirements, trends, challenges and best practices.

Advanced knowledge of project management methods, tools and processes.

Advanced knowledge of industry related commercial equipment, services and technologies to support commercial retail operations (i.e. electrical services, HVAC systems).

Advanced knowledge of the work processes and methods, contracts, services, materials, methods, and tools involved in the construction of commercial retail spaces.

Solid knowledge of the Canadian commercial real estate industry with emphasis on relevant local government policies, guidelines and regulations.

Solid knowledge of the Canadian construction industry, with emphasis on the management of subcontractors and trades.

Solid oral and written communications skills.

Solid analytical and problem-solving skills.

Solid leadership skills.

Solid interpersonal skills.

Solid time management and organizational skills.

Recruitment Process: An applicant will be required to demonstrate their suitability for this position by meeting the minimum level of qualifications and experience in order to be invited into the selection process.
