We pride ourselves on delivering exceptional service to our tenants and property owners, and we’re seeking a skilled **Maintenance Manager** to join our team.
**Position Overview**:
The Maintenance Manager will be responsible for overseeing maintenance operations, conducting repairs, coordinating with maintenance staff, subcontractors, and condo managers, and ensuring accurate billing and invoicing processes. This role will work closely with the Property Manager and Property Coordinator to maintain the safety, functionality, and appearance of all managed properties.
**Key Responsibilities**:
- Complete service requests, including drywall repairs, painting, basic electrical tasks (e.g., changing outlets, switches, or breakers), and minor plumbing fixes.
- Facilitate and inspect work completed by subcontractors to ensure quality standards are met.
- Schedule and oversee maintenance staff, including Mark and Jackie, ensuring tasks are completed efficiently.
- Monitor maintenance staff expenses and tasks to ensure accurate billing.
- Review contractor invoicing for accuracy and submit approved invoices to accounts payable.
- Conduct regular inspections to identify preventative maintenance needs and coordinate resolutions.
- Utilize company software to log service requests, track tasks, and document completed work.
- Collaborate with condo managers to address property-specific concerns and maintenance needs.
- Work closely with the Property Manager and Property Coordinator to prioritize and manage maintenance tasks.
- Ensure compliance with all safety regulations and building codes.
- HVAC knowledge is an asset for this role.
**Qualifications**:
- Experience in property maintenance or a related field.
- Proficiency with computers, smartphones, and property management software.
- Strong knowledge of drywall repair, painting, basic electrical work (by code), and plumbing.
- Familiarity with HVAC systems is an asset.
- Excellent organizational and problem-solving skills.
- Effective communication and collaboration abilities.
- Valid driver’s license and access to reliable transportation (required).
- Ability to work independently and manage multiple tasks efficiently.
- High school diploma or equivalent; additional technical certifications are a plus.
