**The Role**

Reporting to the Building Operations Manager, the Building Operator performs routine maintenance and upkeep of buildings in our commercial real estate portfolio, comprising office, retail, industrial, and mixed-use properties. This role is 100% in-person and on-call duties are required.

**Key Responsibilities**

Ensure buildings are maintained in proper working order.

Conduct regular interior and exterior inspections of properties, using the work order system to document issues to be addressed by the building operations team or outside contractors.

Communicate with tenants and building owners in a timely and professional manner.

Coordinate minor repairs and advise manager/team of major repairs and request necessary approvals.

Routinely perform all work in strict accordance with governing, standard operating procedures.

Promptly respond to electronic work orders submitted via facility management software.

Facilitate testing of fire alarm and other emergency systems in accordance with code.

Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.).

Ensure HVAC and other preventative maintenance/service contracts are completed per scope and work with contractors on site as required.

Advise manager of any issues that arise that may compromise operations or employees.

Be available for on-call duty for after-hours building emergencies on a pre-determined, rotating schedule.

Maintain a clean and safe workplace and ensure any Health & Safety issues are reported to Manager of Building Operations.

Perform additional job duties as requested.

**Skills & Qualifications**

Experience in commercial building operations.

Working knowledge of HVAC, electrical, and plumbing systems.

Excellent customer service and communication skills.

Knowledge of building and fire codes, the _Occupational Health and Safety Act_, and WHMIS procedures.

Proficiency in Office 365 (Sharepoint, Outlook, Teams). Experience with Yardi is a strong asset.

Experience with BAS (building automation systems) is a strong asset.

Training in building operations (e.g. BOMI courses) is a strong asset.

A valid Canadian driver’s license with access to a reliable personal vehicle is required.

Eligible for federal security clearances.
