**Job Overview**
We are seeking a skilled and dedicated Building Operator to join our team. The primary objective of the Building Operator is to ensure that the assigned real estate property is being managed and maintained in a safe and environmentally responsible manner and to the highest standards of operational efficiency. The Building Operator is responsible to provide technical service and support at both operational and administrative levels.

**Responsibilities**
- Complete tasks associated with the preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems
- Maintain daily logs and maintenance logs of all base building equipment
- Performs monthly fire alarm testing of all fire systems and life safety equipment
- Responds to Tenant requests via Angus Anywhere system
- Maintain computerized BAS, lighting, security and fire panel systems
- Maintains daily logs of all operating equipment
- Completes water treatment tests and maintenance of cooling tower and associated systems
- Assists other Team members with completion of tasks
- Completes Health & Safety training as required
- Conducts environmental inspections and reporting
- Responds to afterhours emergencies and be flexible in rotating shift coverage
- Assists trades in completing tasks and services and liaises with Tenants in completing tasks
- Remain current and up-to-date with new Industry practices, legislative changes and new technologies
- Conduct themselves in a professional manner at all times
- Participates in monthly operations meetings
- Other duties as assigned

**Knowledge, Skills, and Abilities**
- An understanding of the Commercial Property Management business
- Excellent time management skills to multi task and meet daily Tenant demands
- Understanding of Mircom Building Automation System and Simplex Fire Alarm Systems
- Comprehensive understanding of RTU’s, fan coils, chillers and cooling towers and able to perform basic repairs and troubleshooting
- Mechanical, electrical and analytical problem-solving skills
- Good Microsoft Office skills
- Excellent oral and communications skills

**Education and Experience**
- Minimum 2 years in commercial property management
- Previous Building Operations experience
- BES Level 1 or 2 certificate
- A valid driver’s license
