Western Securities is currently under construction on several projects including the first phase of Uxborough, a mixed-use development adjacent to the Calgary Cancer Centre, and Fourth Street Lofts, a high-rise multi-family development in the Beltline. WSL has several new, major projects in the early stages of development and is constantly evaluating new development opportunities throughout Calgary.

**Resident Manager**

As a Resident Manager, you will be responsible for overseeing the day-to-day operations and management of the residents and prospects in the community. Your role will encompass a wide range of duties aimed at ensuring the comfort, safety, and satisfaction of tenants while maintaining the value and integrity of the property.

1. Property Tours and Presentation:
a. Conduct engaging property tours, highlighting the features, amenities, and unique selling points of our multifamily communities.

b. Address inquiries and provide accurate information about floor plans, rental rates, and lease terms to potential residents.

c. Personalize property presentations based on the needs and preferences of each prospective tenant.

d. Enter guest cards into Yardi Voyager/ CRM Dashboards for follow-up

e. Document all tours in Yardi

f. Adhere to the Western Securities business professional dress code

2. Customer Engagement:
b. Listen attentively to prospective residents' requirements and recommend suitable units that align with their preferences.

3. Lease Application and Documentation:
c. Communicate lease terms, security deposit requirements, and move-in procedures clearly and transparently.

4. Resident Engagement and Communication:
a. Develop and execute programs and activities that promote a sense of community among residents.

b. Facilitate communication between residents and management, addressing concerns and relaying important information.

c. Plan and organize regular community events, workshops, and social gatherings to encourage interaction and camaraderie.

5. Welcoming New Residents:
a. Coordinate a welcoming process for new residents, providing information about the community, facilities, and local services.

b. Schedule the use of the elevator for Move-ins and Move-outs.

c. Schedule appointments for all new move-ins to review their documents, make payments, set up their RentCafe app, and walk/inspect their apartment.

d. Organize orientation sessions to help new residents settle in and connect with their neighbors.

6. Conflict Resolution:
a. Mediate disputes or conflicts between residents, fostering a harmonious living environment.

b. Provide a platform for residents to express concerns and help find amicable solutions.

7. Emergency Preparedness:
a. Assist in emergency situations, helping residents follow procedures and providing support as needed.

b. This position is on-call for after-hours emergency response.

8. Resident Feedback and Surveys:
a. Collect feedback from residents through surveys, meetings, and informal conversations to identify areas for improvement.

b. Use feedback to enhance community programs and services.

9. Assistance with Resident Requests:
a. Help residents navigate property management processes, such as maintenance requests, lease inquiries, and amenities usage.

b. Liaise between residents and property management to ensure prompt and effective responses to requests.

10. Collaboration with Management:
a. Work closely with property management to align community initiatives with overall property goals.

b. Provide input on resident preferences and needs when planning property improvements or changes.

11. Community Outreach:
a. Engage with local organizations and businesses to establish partnerships that benefit the community.

b. Promote community involvement in local events and initiatives.

12. Documentation and Reporting:
a. Maintain accurate records of community events, resident interactions, and feedback.

b. Provide regular reports to property management on resident engagement and satisfaction.

c. Maintain accurate records of leasing activities, resident interactions, and documentation in Yardi Voyager

d. Prepare lease agreements, move-in/move-out inspections, and renewal documentation.

13. Current Resident Retention:
a. Responsible for all resident renewal documentation and execution, including sending renewal lease contracts via RentCafe and collecting updated Renter’s Insurance.

14. Marketing and Communication:
a. Collaborate with the marketing team to promote community events and activities through various communication channels.
