ABOUT THE ROLEThe Senior Property Manager leads a high-performing team to deliver exceptional service, operational excellence, and resident satisfaction across their portfolio—driving key outcomes in occupancy, financial performance, and community engagement.KEY RESPONSIBILITIESCustomer Service Deliver a five-star resident experience by responding promptly and professionally to inquiries, feedback, and concerns.Ensure building standards are maintained to the highest level of cleanliness, safety, and presentation.Support and train site-level staff on brand standards, ensuring consistency and excellence in service delivery.Handle resident interactions with diplomacy, empathy, and a genuine focus on creating meaningful connections.Continuously look for opportunities to enhance the resident experience, reputation, and retention.Operations & Leasing Oversee daily operations of the community, ensuring seamless coordination across maintenance, leasing, and customer service teams.Drive operational readiness by establishing site-level processes, systems, and staffing prior to occupancy.Participate in post-occupancy reviews to assess performance, identify gaps, and implement continuous improvements.Conduct regular property and safety inspections to ensure operational excellence and adherence to company standards.Oversee preventive maintenance programs, safety compliance, and procurement of major services.Maintain occupancy levels in line with company targets by monitoring market conditions, rents, and renewal strategies.Ensure all suites meet “rent-ready” and standards prior to occupancy.Oversee rent collection, lease administration, renewals, and compliance with relevant tenancy legislation.Develop and manage vendor onboarding and relationships (janitorial, landscaping/snow, HVAC, pest, waste, fire/life safety, etc.), ensuring stabilized operations. Responsible for approving vendor quotes while ensuring alignment with budget and Hazelview quality standards.Collaborate with marketing and leasing teams to drive traffic, manage online reputation, and execute creative promotional strategies.Collaborate with the Development team during turnover, commissioning, and early occupancy phases to ensure seamless handover, operational readiness, and resident satisfaction.Leadership & ManagementLead, mentor, and inspire a diverse on-site team, including Leasing Specialists, Concierge, Facilities, and Administrative staff.Provide coaching, feedback, and performance evaluations to ensure engagement and development.Foster a culture of accountability, professionalism, and service excellence.Conduct regular team meetings to review goals, challenges, and opportunities for improvement.Participate in recruitment and onboarding to ensure the selection of top talent aligned with company culture.Model composure and confidence under pressure, guiding teams through operational or emergency situations.Coordinate staffing plans and hiring in alignment with asset needs and service standards.Provide leadership during new asset launches, ensuring seamless transition from development to operations.Lead the creation and implementation of property management policies, standard operating procedures (SOPs), and operational playbooks.Financial PerformanceDevelop, manage, and monitor annual operating and capital budgets to achieve key performance indicators (KPIs) for the assigned assets. Additionally also support the Regional Manager in preparation and oversight of operational budgets and capital plans as needed.Review financial statements, rent rolls, vacancy reports, and monthly variances to ensure accuracy and control.Approve invoices, track recoveries, and ensure adherence to finance department deadlines and reporting requirements.Identify opportunities to enhance revenue, reduce costs, and maximize asset value.Partner with corporate accounting, marketing, and asset management teams for accurate reporting and strategic alignment.Ensure alignment between development budgets and stabilized operating budgets, providing input during planning and accountability during execution.JOB REQUIREMENTSPost-secondary degree/diploma in Business, Real Estate, or Hospitality (or equivalent combination of education and experience).Minimum 5 years of progressive property management experience, including leadership of on-site teams in multi-residential or mixed-use environments.Strong financial acumen, with experience developing and managing operating and capital budgets.Demonstrated ability to lead teams, build trust, and drive performance in a fast-paced, entrepreneurial setting.Knowledge of relevant legislation (Residential Tenancies Act, Human Rights Code, Labour Standards).High degree of professionalism, integrity, discretion, and sound judgment.Superior communication, organizational, and problem-solving skills.Proficiency in Microsoft Office Suite; experience with Yardi or equivalent property management software preferred.Ability to work flexible hours and attend to emergencies as required.Ability to speak other languages is considered an asset.Actively championing diversity, equity and inclusion to create an environment of belonging.Flexibility and adaptability as responsibilities will evolve from supporting new-build asset launches to managing stabilized operations, with shifting priorities across development, occupancy, and long-term performance.ABOUT THE COMPANYWe create value for people and places At Hazelview Properties, we take great pride in creating rental communities that people are proud to call home.
