**Who You Are**

As a **Flex Property Manager**, you will oversee a **diverse portfolio** of both **long-term rental units and short-term (Airbnb) properties**. This means balancing traditional property management responsibilities with hospitality-driven guest experiences.

- A recent undergraduate degree or minimum of a 2 year college diploma from a relevant area of study.

**Key ResponsibilitiesTenant & Guest Experience**
- Serve as the **primary point of contact** for tenants, guests, and property owners.
- Respond **promptly and professionally** to inquiries, maintenance requests, and tenant concerns.
- Ensure **smooth guest check-ins and check-outs** for Airbnb stays, coordinating cleaners and supplies for turnovers.
- Enhance the guest experience by designing and stocking Airbnbs with personal flair, ensuring each space feels welcoming, stylish, and thoughtfully curated.
- Monitor and improve **guest reviews and tenant retention**, ensuring **exceptional living experiences** across all properties.

**Property Operations & Maintenance**
- **Schedule and oversee maintenance** for both short-term and long-term rental properties.
- Conduct **regular inspections** to maintain quality and compliance with property standards.
- **Coordinate third-party contractors** for repairs, landscaping, and seasonal property upkeep.
- Plan and implement property **upgrades and renovations** to maximize rental value.

**Financial & Administrative Duties**
- Manage **lease agreements, background checks, and security deposits** for long-term rentals.
- Optimize **Airbnb pricing strategies** to ensure competitive occupancy rates.
- Ensure TreePad’s property management systems and **tenant tracking software** are kept up to date.

**Business Growth & Expansion**
- Support the **growth of TreePad’s portfolio** by maintaining strong relationships with property investors.
- Identify **new opportunities to enhance operational efficiency** and increase client satisfaction.
- Represent TreePad at networking events and **foster relationships with local businesses** to support short-term rental experiences.

**Requirements**:

- **Must own a vehicle** and have a **valid driver’s license with a clean driving record**.
- **Strong communication and leadership skills**—you will be the **face of TreePad** to tenants, guests, and property owners.
- **Motivated by sales**—you’re confident in leasing units and growing the business.
- Ability to work in a **fast-paced, ever-changing environment** while maintaining strong organization.
- **Tech-savvy**—comfortable using property management software and digital tools.
- Able to work **flexible hours**, including occasional evenings or weekends for emergencies and Airbnb turnovers.

Pay: From $45,000.00 per year
