The Role: Project Manager

You will oversee the day-to-day project implementation by CAA ICON, including managing staff members such as the Project Controls Manager(s), Project Field Manager(s), and Project Coordinator(s).

  • Manage all Owner-direct contracts on behalf of the client, which typically include architect's agreements, construction contracts, and consultant services like traffic studies, surveys, geotechnical assessments, third-party testing, and FFE.
  • Monitor Project Budget and Schedule compliance.
  • Conduct regular meetings with the Client's representative(s) to discuss the Project Budget and Schedule status, including any pending issues that may impact either.
  • Establish effective working relationships with ICON staff, design teams, construction teams, and other key consultants and stakeholders.
  • Maintain a positive work environment for the entire Project Team to mitigate potential issues affecting project success.
  • Determine when to initiate a Value Engineering (VE) process and manage the incorporation of agreed-upon VE items into contract documents and final design documents.
  • Ensure timely submission of comprehensive monthly reports and confirm report format and content with the Client.
  • Assist the Project Executive in finalizing construction costs, including reviewing and negotiating the Guaranteed Maximum Price (GMP) for the Project.
  • Develop and manage Requests for Proposals (RFPs) for sub-consultants and vendors.
  • Attend regular Owner / Architect / Contractor meetings to monitor schedule, submittals, RFIs, Change Orders, quality control, and other project aspects.
  • Oversee and monitor daily construction progress and quality control on-site.
  • Track allowance or contingency usage by contractors and clients.
  • Analyze change order requests and additional service requests, responding promptly to delay notices, time extension requests, and submitted change orders or additional service requests.
  • Establish a protocol for reviewing and approving contractor pay applications.
  • Monitor construction submittals from contractors and returned by design teams.
  • Finalize necessary FFE equipment and product listings and develop schedules for procurement, delivery, and installation.
  • Support clients in obtaining government and league approvals, permits, entitlements, etc., and monitor contractor progress in securing Temporary Certificates of Occupancy (TCOs) and final Certificates of Occupancy (COs).
  • Facilitate venue commissioning.
  • Monitor ICON staff workload and capabilities, ensuring they have suitable office space on site for efficient work.
Requirements
  • Bachelor's degree in construction, engineering, architecture, or real estate, or 7-10+ years of relevant experience on major projects in the construction or related services industry.
  • Familiarity with Construction Specifications Institute (CSI) Division structure, construction change orders, budget formats, and architectural/engineering plans.
  • Advanced Microsoft Excel skills, including complex functions, formatting techniques, database sorting/filtering, and data presentation creativity.
  • Exceptional communication and organizational skills.
  • Multi-tasking and problem-solving abilities, with the capacity to master new concepts quickly.
  • Proficiency in Microsoft Project preferred.
  • Detail-oriented, organized thinking, and action, along with creativity, analysis, and collaboration.
  • On-site representation as required and travel to meet project needs.
Compensation

The annual salary for this position ranges from $142,000 CAD to $184,000 CAD. This role also includes benefits and discretionary bonuses. Compensation may vary based on factors such as relevant experience, time in role, business sector, and geographic location. Please discuss compensation details with a CAA Recruiter.
