Senior Property Manager

Argus Properties Ltd. is a leading real estate investment company seeking a seasoned Senior Property Manager to oversee the management of our diverse portfolio of properties. As a key member of our team, you will be responsible for ensuring tenant satisfaction, coordinating commercial tenancies, and preparing annual operating and capital budgets.

Key Responsibilities:
  • Provide exceptional customer service to tenants, responding promptly to inquiries and requests.
  • Coordinate incoming and outgoing commercial tenancies, ensuring seamless transitions.
  • Prepare and maintain annual operating and capital budgets, reviewing monthly financial statements to identify variances and trends.
  • Oversee the residential manager and maintenance team, ensuring task and project completion.
  • Collect rent and other receivables in accordance with lease agreements and company policy.
  • Establish and maintain property-specific preventative repair and maintenance programs.
  • Recommend and coordinate capital improvement programs, obtaining quotations from vendors and issuing purchase orders as necessary.
  • Ensure compliance with WorkSafe BC's health and safety regulations and conduct routine property inspections to maintain a consistent standard of care.
  • Secure properties by contracting with security patrol services and installing security devices.
  • Administer lease agreements and service contracts, identifying and evaluating underperforming properties to develop strategies for improvement.
Requirements:
  • 3-5 years of commercial property management experience, with 2-3 years of residential property management experience preferred.
  • Formal education and/or property management designations are a plus.
  • Strong knowledge of general accounting practices, financial and analytical capabilities, capital planning, budgeting, and reporting.
  • Experience in contract administration and negotiation, project management skills, and proficiency in Microsoft Word and Excel for Windows are assets.
