The Senior Property Manager will report directly to the Director of Property Management and will oversee the performance of an assigned portfolio of properties. The ideal candidate will possess a robust background in commercial property management, complemented by substantial experience in residential property management. This role requires close collaboration with various departments, including property management, maintenance, accounting, construction, and leasing, to ensure timely and effective responses to tenant and property needs.
The successful candidate will demonstrate proficiency in interpreting and applying commercial lease agreements, alongside skills in contract negotiation and administration. A positive demeanor, professionalism, and the ability to navigate diverse situations are essential. Strong written and verbal communication skills in a business context are critical assets.
Key Responsibilities:- Ensure tenant satisfaction and loyalty through exceptional customer service and consistent communication.
- Coordinate incoming and outgoing commercial tenancies, with an understanding of residential move-in, move-out, and annual condition inspections.
- Prepare annual operating and capital budgets; regularly review financial statements to identify variances and trends.
- Maintain processes and procedures related to property reporting.
- Supervise the residential manager and maintenance team to ensure task completion.
- Ensure timely collection of rent and other receivables per lease agreements and company policy.
- Establish and monitor preventative maintenance programs; recommend and oversee capital improvement initiatives.
- Solicit vendor quotations, provide recommendations, and issue purchase orders as necessary.
- Possess a strong understanding of maintenance and repairs, along with health and safety regulations.
- Conduct routine property inspections to uphold company standards.
- Secure properties through contracts with security services and enforce precautionary policies.
- Administer contracts to ensure fair management of lease agreements and service contracts.
- Identify underperforming properties and develop strategies for improvement.
- Be available for after-hours emergency responses.
- Perform additional tasks as assigned by the Director of Property Management.
- 3-5 years of experience in commercial property management.
- 2-3 years of experience in residential property management; strata experience is a plus.
- Formal education and/or property management designations are preferred.
- Knowledge of accounting practices, financial analysis, capital planning, budgeting, and reporting.
- Experience in contract administration and negotiation is preferred; project management skills are an asset.
- Ability to multitask and prioritize effectively.
- Proactive and collaborative problem-solving approach.
- Adaptability to competing demands with a high level of client service.
- Proficiency in Microsoft Word and Excel; experience with property management/accounting software is beneficial.
- Occasional travel may be required.
