The Opportunity:

We are seeking an Assistant Property Manager to support the day-to-day operations of our properties in the Edmonton area. As part of our team, you will be responsible for providing administrative support, managing tenant relationships, and ensuring the smooth operation of our properties.

Key Responsibilities:

  • Liaise with accounting staff, tenants, building operators, and contractors to ensure timely and efficient resolution of issues.
  • Conduct regular inspections of buildings, common areas, and vacant spaces to identify potential problems and implement solutions.
  • Oversee tenant surveys, analyze results, and communicate feedback to tenants.
  • Maintain accurate records of tenant contact information, insurance certificates, and contract summaries.
  • Assist with tendering and administering operating contracts, as well as monitoring and following up on tenant maintenance requests.
  • Support sustainability initiatives, including ForeverGreen, BOMA BEST, and Fitwel Viral Response building certifications.
  • Participate in tenant events and appreciation initiatives, as directed.
  • Prepare annual budgets, review invoices, and ensure timely payments.
  • Prepare monthly owner reports, including analysis of financial statements and variance reports.
  • Verify and ensure that accounts payable invoices are entered and approved in Yardi in a timely manner.
  • Monitor lease-related payments, progress billing, and tenant allowances.
  • Perform other tasks and responsibilities as required.

Requirements:

  • University degree or diploma in a related field (marketing, public relations, advertising, or business administration).
  • Minimum 5 years of marketing experience, preferably in a commercial real estate environment.
  • Strong knowledge of graphic design software and basic/intermediate level graphic design capability.
  • Demonstrable understanding of digital and social media strategy, and experience with developing or overseeing the production of web-based content.
  • Excellent oral and written communication and presentation skills, ability to develop and sustain productive working relationships at all levels.
  • Able to exercise confidentiality, build relationships with industry peers, and trade associations.
  • Ability to allocate time effectively, work under pressure, manage tight deadlines, handle multiple demands, and adapt to new ideas and constant changes.
  • Aptitude with Word, Excel, PowerPoint, web development, social media applications, listening tools, and graphic/publisher programs.
  • Advanced understanding of marketing and customer experience concepts as they relate to the property management industry.
  • Ability to interpret, organize, and analyze data, including financial data.
  • Frequent out-of-town travel (30%).
  • Valid driver's license at all times during employment.
  • Criminal verification check required for employment.
