GreenWin is a dynamic organization seeking an experienced Senior Property Operations Manager to lead our residential operations team.

Salary: $120,000 - $150,000 per year

Job Description:

The Senior Property Operations Manager will be responsible for overseeing the professional management and administration of our high-end residential properties.

Duties:

  • Supervise and manage staff to drive results and achieve top performance.
  • Develop building management processes to meet client requirements.
  • Conduct regular inspections of common areas, building exteriors, and landscaping.
  • Communicate effectively with residents and external parties.
  • Ensure effective maintenance and repairs.
  • Plan and manage replacement of major capital expense items.
  • Approve invoices for services required to maintain the properties.
  • Ensure property performance meets or exceeds set goals.
  • Participate in preparing reports, budgets, and analyzing operating variances.
  • Institute collection procedures for late-paying tenant accounts.
  • Stay current with new technologies, systems, and procedures related to property management.
  • Create opportunities for cost-reductions through innovation and research.
  • Build sustainable relationships with staff, clients, stakeholders, co-workers, and vendors.
  • Participate in meetings and offer recommendations/ideas on projects and processes.

Requirements:

  • Minimum five years property management experience in residential high-end properties.
  • Graduate degree in business administration, real estate finance, CPM, IHM, or related field.
  • Knowledge of applicable provincial and municipal legislation.
  • Computer literacy, including effective working skills of MS Office, and knowledge of Yardi.
  • Solid leadership, staff management, and teambuilding skills.
  • Effective written and verbal communication skills as well as presentation skills.
  • A well-defined sense of diplomacy, conflict resolution, and people management skills.
  • Highly flexible, with solid interpersonal skills that allow one to work effectively in a diverse working environment.
  • Able to build and maintain lasting relationships with corporate departments, key business partners, and stakeholders.
  • Ability to follow through and complete overlapping projects.
  • High degree of resourcefulness, flexibility, and adaptability.
  • Strong customer service and troubleshooting skills.
