Job Title: Manager, Pre-Construction

At TalentSphere Staffing Solutions, we are seeking an experienced Manager, Pre-Construction to join our team. This is a key role that will be responsible for providing overall management, administration, and technical direction to ensure the efficient and effective delivery of all assigned projects.

Key Responsibilities:
  • Collaborate effectively with the senior management team and all internal departments to ensure seamless project delivery.
  • Develop, coach, and mentor a team of construction professionals and support staff to achieve project goals.
  • Work with internal and external stakeholders to define project requirements, confirm technical, financial, and regulatory feasibility, and develop project budgets and schedules.
  • Contract and oversee the work of external professional service providers to ensure high-quality project delivery.
  • Plan and oversee the detailed design process, prepare and review tender documents, and develop procurement strategies.
  • Establish and oversee master tracking spreadsheets of historical, projected, and actual projects to analyze data and inform strategic decisions.
  • Lead exercises with construction and development teams to review preliminary and ongoing construction budgets, risk analysis, and financial projections.
  • Attend consultant and design meetings, and proactively set up value engineering meetings with the development team to review drawings and provide construction feedback.
  • Conduct ongoing design review of all projects during rezoning and pre-development design phases to ensure project design aligns with proforma construction budget and timeline.
  • Participate in the negotiation of CCDC and supplementary general conditions to ensure agreement is followed and owner's rights are preserved.
  • Assist VP Construction to ensure projects are built in compliance, on schedule, within budget, and to company quality standards.
  • Maintain and improve business and community relationships, and enhance company reputation as a preferred client and industry leader.
  • Participate or lead overseas material sourcing activities to ensure best/optimal cost performance of hard costs.
  • Be creative in adopting building technologies or design to achieve cost savings or schedule optimization.
  • Travel from time to time as required, and assist with additional requests as needed.
Requirements:
  • A minimum of 5-8 years of experience in design-build construction project development.
  • Degree in Construction Management or construction-related discipline.
  • Education and expertise in one or more construction disciplines.
  • A solid understanding of the construction industry, contract management, planning and scheduling, budgets, building products, and relevant technology.
  • High level of fluency reading plans, specifications, and related project documents.
  • Key competencies include leadership, initiative, communication, teamwork, managing for results, and coaching & mentoring.
Remuneration:

$120,000 - $150,000 Base, Bonus, Extended health care, Vehicle allowance, Flexible schedule, On-site gym, On-site parking, RRSP match, Relocation assistance, Tuition reimbursement
