Project Director - High-Rise Condominium

TalentSphere Staffing Solutions is seeking a seasoned Project Director to lead high-rise condominium projects from planning to completion. As a key member of our team, you will oversee all aspects of project delivery, ensuring timely completion, budget adherence, and exceptional quality standards.

Key Responsibilities:
  • Leadership & Team Management: Lead and manage project teams, including project managers, site managers, and other key personnel, ensuring alignment with project goals and objectives.
  • Project Planning & Execution: Develop comprehensive project plans, including budgets, schedules, and risk management strategies, and oversee their execution to ensure projects are completed on time and within budget.
  • Design & Pre-Construction Phase: Collaborate with architects, engineers, and consultants during the design phase to provide input on costs, construction techniques, and materials, and ensure pre-construction preparations are managed effectively.
  • Construction Management: Review construction drawings and plans to ensure accuracy and completeness, coordinate with subcontractors and partners to manage construction activities, and address any issues that arise to keep the project on track.
  • Cost Management & Negotiation: Act as the principal negotiator for tendering processes, manage subcontractor agreements, and ensure cost-effective project delivery, reviewing scopes of work to ensure all project components are integrated seamlessly.
  • Quality Control: Conduct site inspections to identify and address any construction quality issues promptly, leading the construction management team in resolving issues and maintaining high standards of quality and safety.
  • Stakeholder Communication: Maintain clear and effective communication with internal and external stakeholders, including senior management, clients, consultants, and subcontractors, to ensure project alignment and transparency.
Qualifications:
  • Minimum 15 years of experience in full-cycle real estate construction, including project management and site management roles.
  • Strong leadership and team management skills.
  • Proficiency in project management software and tools.
  • Excellent communication, negotiation, and problem-solving skills.
  • Ability to work effectively in a fast-paced and dynamic environment.
Compensation:
  • Base Salary: $200,000 – $300,000
  • Milestone & Completion Bonus
