Job Overview:

The FirstService Residential Property Manager provides management services to a diverse portfolio of buildings, including rental (residential) and commercial properties, on behalf of investor clients. We are seeking a skilled Property Manager in the Victoria area, familiar with Vancouver Island rental buildings, to join our team.

Success in this role means building long-term relationships with clients by maximizing return on investment, while maintaining harmonious relationships with tenants and other stakeholders.

Key Responsibilities:

  • Manage a varied portfolio of properties, delivering exceptional property management services to the entire portfolio.
  • Interact regularly with client owners to inform and educate them about their property, and with tenants to address their concerns.
  • Prepare and execute client agreements for property management.
  • Negotiate and/or approve rental and lease agreements, ensuring obligations are fulfilled.
  • Prepare annual property budgets, authorize spending, and track budget variances.
  • Coordinate large renovation projects.
  • Liaise with site staff to prioritize repairs, general building maintenance, and cleaning.
  • Ensure work performed on properties adheres to safety standards for tenants, site staff, and contractors.
  • Handle occasional after-hours emergencies and rent-up and move-in/move-out activities.

Skills and Qualifications:

  • Three years of experience as a leasing agent/property manager, managing different types and sizes of properties and client types and situations.
  • Adept at using property accounting systems (e.g., Yardi), building management, owner/tenant portals, and willing to implement new technologies and tools.
  • Thorough knowledge of the Residential Tenancy Act of British Columbia and the Strata Property Act.
  • Demonstrate a customer service mindset with superior written and oral communication skills.
  • Strong understanding of building systems and operations.
  • Highly efficient, organized, and skilled at time management.

A current Representative License to provide Rental Property Management Services as issued by the BC Financial Services Authority, a valid BC driver's license, and access to a vehicle with business insurance are required for this role.

What We Offer:

Compensation:

$70,000 - $75,000 per annum, plus bonus eligibility of up to $5,000 per calendar year.
