Job Description

Salary: $120,000 - $180,000 per annum

Job Summary: We are seeking an experienced Senior Construction Manager to lead our land development team. The successful candidate will be responsible for managing all site servicing activities, from earthworks to assumption, and ensuring timely completion of projects.

Key Responsibilities:

  • Manage and direct tendering of all site servicing activities, including earthworks, servicing, farming activities, landscaping, top-out, and assumption.
  • Conduct contractor pre-qualifications as needed.
  • Provide quality control and review of tender documents for completeness.
  • Produce tender summaries against budget and provide recommendations on contractor selection.
  • Conduct regular site visits to ensure completeness of work.
  • Manage and produce construction schedules to meet business plan servicing schedule to assumption.
  • Coordinate internal and external meetings with contractors, consultants, inspectors, project managers, and site superintendents.
  • Report project status, potential risks, and mitigation at monthly management meetings.
  • Review and approve PC's and holdbacks against construction completion.
  • Implement cost control measures to identify early change orders and omissions.
  • Manage and track LC reductions and cost recoveries.
  • Update project budgets, cost-to-complete, and variance reporting.
  • Establish and manage a year-over-year construction cost database.
  • Support preparation of new project budgets and input to construction schedules.
  • Collaborate with internal low-rise and high-rise project managers and site superintendents to achieve favourable outcomes.
  • Remain current on development regulatory regimes.
  • Participate in industry organizations and events to develop an industry brand presence.
  • Collaborate on developing and improving company best practices.

Required Skills and Qualifications:

  • A minimum of 8 years of experience in residential-focused site servicing management.
  • Understanding of contract administration and civil construction.
  • Experience in developing residential projects in the GTHA and surrounding municipalities.
  • Substantial completion, certificate of basic services, commencement of warranty, and assumption.
  • Expertise in contract documents, plan reviewing, cost control, dispute resolution, and contractor negotiations.
  • Knowledge of LC management and cost recoveries, including review of applicable development agreements.
  • Expertise in subdivision servicing and turnover to assumption.
  • Experience with value engineering and utility conflict review.
  • Familiarity with environmental permitting, ESC, water taking, etc.
  • Understanding of zoning and ability to read and confirm related by-laws.
  • High degree of organizational rigour to manage electronic files and hard copies: contracts, drawing sets, PC, and certifications.
  • Demonstrable project management skills, prioritizing multiple projects, relationships, tasks, and deadlines.
  • Excellent written and verbal communication.
  • Proven track record of excelling in a team-oriented and collaborative environment.
  • CET, EIT, or P.Eng certifications are considered favourable.
  • Relevant degree or diploma in construction management, engineering, or similar field, with demonstrated project experience.
