**A. PURPOSE AND SCOPE**

The Manager of Land Assets and Development will be integral to the development of land-based assets and other projects that build the economic capacity of Giyak Mishkawzid Shkagmikwe (GMS), Atikameksheng Anishnawbek (AA) and its members “Debendaagziwaad”.

This includes amongst other duties, the commercial readiness and start up of the CZ Business Park on reserve, managing the feasibility and siting of a commercial building on reserve, and other land, and non-land-based, projects as identified.

The Manager of Land Assets and Development reports to the Chief Executive Officer (CEO) of Giyak Mishkawzid Shkagmikwe (GMS).

**B. DUTIES**

The Manager of Land Assets and Development’s primary responsibility will encompass the coordination, planning, design, and construction; the leasing of land; and the day-to-day management of the business park, land-based assets, other projects as assigned and related community engagement activities.

Additional and specific responsibilities for this position are as follows:

- Coordinate the design, planning, feasibility and construction of the park and land asset development
- Identify and Coordinate with GMS and AA departments on economic development opportunities
- Coordinate with AA planning authorities to ensure all construction projects meet community requirements and quality standards.
- Oversee community engagement and events related to economic development and capacity building
- Develop and maintain a network of potential tenants
- Negotiate, fulfil, and enforce lease agreements with tenants
- Contracting third-party or AA services for maintenance or improvements to land based assets
- Procurement of supplies and equipment for park operation
- Provide recommendations for the improvement of the business park, or other projects and for ways in which they can enhance the AA community
- Communicate programs, requirements, opportunities, and other critical information to park tenants
- Provide annual performance reports and future plans to the GMS CEO, tenants, and the AA community related to the park and other real assets
- Assist GMS in the negotiation of joint-venture projects with third parties
- Oversee consistent maintenance of park facilities to ensure a high standard of safety, functionality, and cleanliness
- Present business projections, revenue, and expense reports and realistic forecasts to the GMS management team
- Identify new markets and market shifts while being fully aware of new products/services and competition status.
- Develop an annual workplans and budgets
- Track and report revenue data
- Support the development and creation of the GMS Annual Report related to the Park’s activities and performance, as well as new projects.
- Additional duties as assigned
- Other projects related or unrelated to land assets may be assigned from time as part of the overall mandate of GMS

This work is performed under the general supervision of the CEO and is reviewed based on work performed.

The Manager of Land Assets and Development must provide accuracy in all the reporting activities undertaken by this position.

The Manager of Land Assets and Development shall, in every aspect of their position:

- Promote the GMS Vision and Values Statements
- Maintain the level of professionalism expected by GMS as outlined through the Policies and Procedures manual.
- Uphold the ethics of their position and the GMS Team.

**C. ORGANIZATIONAL RELATIONSHIPS**

The Manager of Land Assets and Development shall:

- Maintain a positive relationship within the AA community.
- Maintain a positive relationship within AA Administration.
- Positively reflect GMS to all professionals internally and externally.
- Develop and foster relationships with other First Nations and/or organizations to network on service and delivery opportunities.
- Work in cooperation with all levels of government and private sectors to ensure the optimum level of service is being provided.

**D. QUALIFICATIONS**

**Education and Experience**

The Manager of Land Assets and Development shall possess:

- A degree in business, management, and economic development or related field, or a track record of success in a similar role.
- 3-5 years of experience in industrial, retail, commercial or property management, business administration, or a related field.
- Experience with basic organizational bookkeeping and/or accounting software.
- Strong skills in verbal and printed communication, project management, organization, decision making and problem solving.
- Extensive knowledge of MS Office and various business software (POS, e-business, etc.)

**Knowledge**

The Manager of Land Assets and Development shall be knowledgeable and possess skills, education, or prior work experience in the following areas:

- Ability to meet deadlines on a consistent and timely manner.
- Able to listen well and understand others’ points of view.
- Computer and Internet usage
- Good time management skil
