Job Overview

We are seeking an experienced Maintenance Operations Manager to oversee comprehensive maintenance operations within our luxury apartment communities. This senior role demands advanced technical skills and leadership abilities to ensure efficient building systems operation and compliance with safety regulations.

Key Responsibilities
  • Oversee and manage the completion of all resident service requests efficiently and to the highest standard
  • Respond to emergencies on a 24-hour basis as part of the on-call rotation, executing emergency procedures to ensure resident safety and minimize property damage
  • Maintain the cleanliness and safety of all community areas, including grounds, pools, and pet spaces, ensuring they are free from trash, debris, and hazards
  • Coordinate with vendors for various maintenance services, including scheduling, requesting services, negotiating contracts, and managing vendor performance
Requirements
  • ~5+ years of experience in commercial or residential building operations, with advanced technical expertise in building systems and maintenance
  • ~ Building Environmental Systems (BES) Operator Class 1 and 2 certification considered a strong asset
  • ~2+ years of supervisory experience, with a strong track record of leading and guiding maintenance teams
  • ~ Experience in vendor management, including scheduling services, budgeting, and contract negotiation
  • ~ Proficiency in working with computerized maintenance management systems (CMMS) and other digital tools for managing maintenance tasks

About the Role

This is a full-time position that requires the ability to work any shift, Sunday-Saturday, to support the company's operational needs. The successful candidate will be available for on-call duties as scheduled.
